Job Title: Residential Licenced Conveyancer / Solicitor
Salary: Up to £45K
Hours: Full Time. 4 day week will be considered.

Overview:
We are seeking an experienced Residential Property Solicitor or Licensed Conveyancer to serve as the sole fee earner in a small, busy office. You'll independently manage a varied caseload focused on residential property, with the option to take on family law cases if you have prior experience. You'll have two assistants to support and guide, and further assistance is available through colleagues at other offices and regular visits from the firm's Head of Property. This role is ideal for a versatile professional who values autonomy and a close-knit team environment.
Note: Applicants without family law experience are fully encouraged to apply, as family cases can be covered by another team member.
Responsibilities:
Residential Conveyancing (at least 70% of caseload):
* Advise clients on budgeting, mortgage options, and property market trends; assist with making offers "subject to contract" and manage the process through to exchange.
* Conduct searches with local authorities and address any environmental or planning concerns.
* Coordinate property surveys (structural, damp, etc.) and advise clients on inspection findings and associated costs.
* Oversee fund transfers, key handovers, and completion details to finalise transactions.
* Explain lease terms, maintenance responsibilities, and obligations for leasehold properties.
* Manage legally binding exchanges, deposits, and insurance requirements.
Family Law (up to 30% of caseload, if experienced):
* Handle divorce, separation, and financial settlements.
* Advise on contact disputes, cohabitation issues, and pre/post-marital agreements.
* Represent clients in cases involving social services or child law.
Experience Required:
* Qualified Solicitor or Licensed Conveyancer with experience in Residential Property (Commercial Property experience is a bonus, but not required).
* Family Law experience is ideal but not essential.
* Ability to work independently, with support available as needed.
* Caring, friendly, and supportive approach to working with colleagues.
