Glebe Housing Association is seeking a capable and dynamic senior manager to lead and oversee the strategic management of our assets and maintenance operations at our beautiful 13 acre (209 units) sheltered housing community on the Bromley / Croydon borders.
The role
You will be responsible for optimising the performance, longevity, and cost-effectiveness of Glebe’s building assets, while ensuring that all building facilities and equipment are properly maintained and compliant with current housing regulation.
Due to our size as a small, single-site housing association, this is a rare opportunity to apply for a leadership role that is a genuine mix of the strategic and operational; meaning that no two days are the same. You will be part of a small Senior Management Team and work in collaboration with the CEO to refine and develop our Asset Strategy. You will then be responsible for operationalising that strategy and with the support of an Assistant Manager, you lead the maintenance team in their provision of a high-quality and customer focussed maintenance service.
The person
We are keen to consider a broad pool of applicants and the successful candidate could be from a variety of employment backgrounds, as long as they meet our person specification. As a small, on-site team excellent communication and customer relations skills are a must.
It may suit someone who is looking to take their first step into leadership; or someone more experienced who is looking for a different challenge. It may also be attractive for someone who is looking to progress in the longer term within senior leadership as it is a key role in Glebe’s succession and progression strategy.
You could have a surveying, building, maintenance or asset management background.

Summary of Job Description (see link for full description)
* Review, draft and implement Asset Strategy.
* Undertake on-going review of stock investment programs for both the short and medium term.
* Plan, develop, cost and project manage the planned maintenance programs, major repairs and upgrades.
* Oversee the Assistant Maintenance Manager in the delivery of repairs, voids, aids & adaptations and other property related services in line with agreed programs, budgets, targets, standards, and current legislation.
* Procurement & Contract Management.
* Health, Safety & Welfare and Risk Management as it applies to buildings and facilities.
* Ensure effective overall leadership of Maintenance Team.
* Budget management and planning.
Person Specification (see link for more details)
* Degree or other professional qualification or equivalent experience in Building / Construction / Surveying and a successful track record of working in a management level role in asset management / building surveying / construction within the housing or property sector.
* Knowledge and understanding of compliance, Health and Safety legislation & tenant safety (Gas, Electrical Safety, Asbestos, Legionella etc.)
* Experience of line management and developing staff.
* Experience of strategic asset management, including stock condition surveys.
* Experience of procurement, contract negotiation and management.
* Proven ability to extract and analyse complex data from systems for formal performance monitoring (KPIs), budget management, planning and report writing.
* Proactive and customer focused.
* Highly commercial with an understanding of impact of costs and value for money framework.
* Good level of project management and IT literacy.
* Excellent written and oral communication skills, including presenting to senior stakeholders.
* Ability to work adaptably and effectively in a team, including on operational and strategic asset and maintenance issues.
