The post holderwill be a key contributor to delivering the revenue repairs serviceto approx. 10500 tenanted homes 3000 garages and 700 corporate andcommercial operational Council ownedproperties.
KeyDuties(Sample):
Assist inmanaging day to day repairs in both domestic and commercialbuildings and ensuring that the work is carried out to a highquality represents excellent value for money and achieves a highlevel of customersatisfaction
Assist inmanaging the safety inspection programme to both domestic andcommercial operational properties to ensure they are carried out inaccordance to Regulations and in accordance with service standardswith respect to quality and timescales legalobligations.
Undertakesurveys on properties to diagnose gas service faults and identifythe most appropriate and effectivesolution
Supportneighborhood housing officers in diagnosing and dealing withcomplex technical matters that they mayidentify
Raise day today works orders and any necessary variation orders that areaccurate andtimely
Raise follow upworks orders to ensure that systems do not fail ensuring that theseorders are accurate andtimely.
Supportneighborhood housing officers when dealing with no access cases forrepairs and inspections assist in providing evidence so thatoffices can apply to the courts foraccess.
Support theBuilding services team in relation to building servicescontracts.
Liaise withcontractors to ensure the specified works are clearly communicatedand that they are in possession of all necessary informationconcerning health andsafety
Provide riskassessments on health and safety hazards for contractors and anyother visiting staff before workcommences.
Ensure all dayto day repairs are carried out in accordance with the latest healthand safety regulations and particularly the Construction Design andManagement and Control of Asbestos at Workregulations
Monitor thecarrying out of gas service repair works and the precautions takenby contractors to protect health and safety and ensure that anyissues are raised and resolved asappropriate
Maintainpolicies and procedures with respect to Regulations contractsstatutory compliance checks safety inspections and ensure allcertification is up todate.
Liaise with thecapital repairs and maintenance team regarding the referral ofplanned works
Assist in thesatisfactory resolution of any complaints or legal claims ofdisrepairreceived.
Identify anycosts that should be recharged to the tenant or leaseholderincluding provision ofevidence
EssentialExperience andQualifications:
Higher NationalCertificate orequivalent
Current drivinglicence
2yearsexperience of building surveying and inspection including contractadministration
Knowledge ofconstructionmethods
Knowledge ofbuilding faults including their diagnosis and appropriate remedialmeasures.
Understandingof the legal framework relating todisrepair
