Job Title: Maintenance Operative
Location: Midlands
Salary: Up to £30k
Shifts / Hours: Monday to Friday, day shift 39 hours per week
Provided: A van and tools
Experience, Qualifications, Training requirements: Experience in a similar role delivering Facilities Management and a Clean Driving licence essential

Pertemps are recruiting on behalf of our client who are a UK based company. They are a property provider specialising in offices, workshops and self-storage.
As a maintenance operative, you will need to be proactive and resourceful, capable of thinking for yourself with a keen desire to provide first rate customer service. You will be able to use systems to download work orders and upload work complete.
Duties and Responsibilities:
Statutory Testing/Inspections:
1. Ensure regular testing/inspection of Fire Safety Systems and complete the onsite fire log book
2. Complete temperature checks and flushing of cold and hot water systems and provide supporting paperwork to Facilities Management
3. Where failures are uncovered, rectify if possible, if not, report to Facilities Management
4. Fire door inspections
5. All compliance training will be provided
Reactive Repair:
1. Replace light bulbs
2. Changing locks where necessary
3. Minor Drainage/Plumbing repairs
4. Fault Finding issues on site
5. Minor building works to the premises where appropriate
6. Ceiling and carpet tile replacement
7. Carpet Cleaning
8. Low level gutter cleaning
Refurbishment:
1. Assist with clearance of abandoned goods after vacation of occupant from unit
2. Redecoration and refurbishment works to vacant units to ensure they are fit and ready to for new occupant
3. Removal of flooring or deep clean where damaged
4. Install floor finishes (carpet tiles, vinyl tiles)
5. Furniture moving/lifting to ensure office space has the correct number of desks/cupboards
6. Deep clean of all areas of units when all works completed before handover to new occupant
General Housekeeping:
1. Cleaning external signage
2. Sign removal and installation
3. Meter readings as and when required
4. Keeping the external areas of the site litter free and in good order including the perimeter fencing/walls
5. Pressure wash external areas including cladding, car parks etc
6. Monitor quality and levels of grit bins including all stock
Van Maintenance:
1. Ensure that the vehicle is road worthy at all times by completing regular checks
2. Be point of contact for lease company arranging regular servicing/maintenance
3. All stock items to be secured in the vehicle within a storage system
4. Abide by the speed limits of the vehicle
5. Complete van checklist
6. Clean vehicle weekly inside and out
