Join us as an Asset Appraisal Coordinator at Torus Group!
The Asset Appraisal Coordinator will lead the development and appraisal of options to improve the performance of Torus Group’s
land and building assets. This role involves overseeing the appraisal and execution of acquisitions and disposals, as well as
assisting the Portfolio Performance and Appraisal Manager in assessing portfolio performance and developing strategies for
improvement. As a vital member of the Asset Management team, you will also contribute to our transformation programme and support
the Systems Transformation team.
The post will be based in Warrington but travel to other locations will be required.
Responsibilities:
* Develop strong working relationships with peers across the Group to thoroughly understand the profile and performance of the
neighbourhoods in which Torus operates.
* Lead cross-departmental reviews of assets to identify performance challenges and develop comprehensive performance improvement
plans.
* Create strategic briefs for improvement works, collaborating with the Stock Condition and Planning team to specify and cost
options for inclusion in property improvement plans.
* Conduct option appraisals on proposed performance improvement plans and produce detailed reports with recommendations for
approval.
* Act as the client representative for improvement works throughout the design, commissioning, and delivery processes.
* Coordinate the implementation of cross-departmental performance improvement plans and lead post-project reviews.
* Assist the Portfolio Performance and Appraisal Manager in assessing portfolio performance and formulating strategies to enhance
asset performance.
* Liaise with delivery and housing teams to appraise options for individual properties, including high-cost voids and potential
acquisitions.
* Work closely with solicitors, regulators, and other parties to ensure acquisitions and disposals are executed in the Group's
best interests.
* Contribute to the delivery of the operational plan and the development of an exceptional asset management service that reflects
the Torus vision and values.
Skills and Experience:
* Minimum 5-GCSE (or equivalent) grade 4 or above in at least Mathematics and English or able to demonstrate an equivalent level
of knowledge gained through extensive and relevant experience within an applicable work function.
* Demonstrable experience of stock performance and appraisal, gained within an Asset Management function.
* Evidence of and commitment to continual professional, leadership and personal development.
* Ability to travel to various locations using own transport with business insurance.
* Must hold a full current driving licence.
