Department FunctionLed by the Group General Counsel and Company Secretary, the Legal team are predominantly located within the BUs. The function’s overarching purpose is to ensure our BUs operate in accordance with the law, and to support the development of a compliance culture across the Group. Legal also help manage the Group’s risk exposure and liabilities, and protect its commercial interests. The team includes Regional Solicitors, who deal with land acquisitions and disposals; Dispute Resolution Solicitors, who deal with legal and regulatory complaints, conflicts and litigation and compliance matters (such as GDPR, competition and anti-bribery); and Divisional Legal Centre teams, who deal with the disposal of plots, including set ting up development s, part-exchanges and resales, and infrastructure and historic issues. The Legal team also support the central functions when entering into contracts or commitments (e.g. IT, employment and procurement contracts, professional adviser appointments, confidentiality agreements).Job summary/PurposeYou will be responsible for the day to day running of plot sale transactions for allocated regional Taylor Wimpey Business Units. You will liaise with the Business Unit’s Sales and Technical teams and provide a comprehensive reporting and monitoring system for the progression and completion of plot sale transactions.Liaising with and reporting to the allocated Business Unit(s) on the progression of plots and the resale of part-exchange properties, and proactively managing transactions in order to assist the Business Units achieve targets set for exchanges and completions.PLEASE NOTE: This is a maternity cover initially covering 12 months based in Wolverhampton.Primary Responsibilities Conveyancing Process Management: Oversee the entire sale process from initiating draft contract packs to handling enquiries, exchanging contracts, meeting deadlines, and ensuring successful completion of new home sales.Compliance and Knowledge: Stay updated on relevant developments, home ownership schemes (e.g., Home Stepper, First Homes), sales incentive schemes (e.g., Deposit Unlock, Deposit Top Up, Part Exchange), and disposal of leasehold and freehold affordable housing.Due Diligence and Compliance: Conduct purchaser due diligence, address Anti-Money Laundering concerns, including source of funds, and manage post-completion tasks such as delivering notices to Landlords/Management Companies.Correspondence and Reporting: Generate and handle correspondence, attend to pre-exchange, pre-completion, and post-completion matters. Produce accurate reports and maintain high presentation standards.Performance Targets and Efficiency: Achieve departmental performance targets, assist in Business Units' goal attainment, and participate in progression meetings when necessary.File Management and Proactive Planning: Maintain meticulous file management adhering to paperless procedures. Proactively plan and organize work, engaging with Line Managers to streamline activities.Team Collaboration and Support: Foster teamwork, be approachable and respectful to colleagues, assist during peak periods, and support the Divisional Legal Manager in team training.Continuous Improvement and Training: Develop expertise in role-related processes and technical skills.
