Job Description for GRL Project Manager/Construction Manager
GRL is growing and invites you to join our dynamic residential development and delivery team in a key role.
Guthrie Roberts Ltd (GRL) is a medium size local developer with plans for the next 24 months to deliver 130 apartments over 2 main sites and 3 subsidiary sites in the Worcestershire/Herefordshire area. As a result, GRL seeks a capable and effective Project/Construction Manager with a minimum of 10 years experience, to run all aspects of pre and post contract delivery on current and future projects, with GRL’s regular consultant design teams.
The suitable candidate will demonstrate experience in project management and construction management activities both contractually and operationally on site, with a strong understanding of construction project management and construction methods. This may come from either a client side or contractor background. The company uses a mix of Traditional, and Management contracts, and the applicant will need detailed experience of the JCT family of contracts. An end to end understanding of the development pipeline, from acquisition to disposal will be essential.
Typical pre-contract deliverables:
* Appointment of the design team and other consultants, with competitive procurement: prepare, negotiate and finalise contracts.
* Work with consultants to develop schemes from feasibility through to tender.
* Reviewing of requirements and instruction of relevant surveys, and co-ordinate architects and planning consultant to achieve planning drawings.
* Co-ordinate the planning application with the planning consultant.
* After receipt of planning approval, co-ordinate full design team to enable architects to deliver construction level drawings.
* Run tender process and tender reconciliation and appointment of Main Contractor.
* Applications and co-ordination with statutory authorities.
Typical post contract deliverables:
* Collateral warranties for the development fund.
* Contract administration.
* Valuations and drawdowns with the development fund.
* Monitor implementation of Utilities.
* S106 compliance.
* Understanding of the statutory requirements and legal obligations within construction projects, including CDM/H&S to enable compliant delivery.
* Monitor budgets for consultants and contractors.
* Co-ordinate warranty and building regulations compliance with Main Contractor.
* Project closure and defects/snagging.
* On select projects, direct Management Contracting with subcontractors for construction of the shell: Groundworks, steels, roof, curtain wall, cladding etc.
* Ensure projects deadlines are met, especially management of utilities.
Ideally the successful candidate will be MRICS and/or MCIOB but this may not be essential if a candidate can demonstrate the required experience, and is able to grow and develop with the company. The successful candidate will have a track record of initiative, reliability and resourcefulness, in line with the company core values of Agility, Creativity and Efficiency.
Remuneration:
Competitive salary, commensurate with experience, in the £45K to £50K p.a. range.
