Job Description
Cobalt is thrilled to be partnered with one of the capital’s busiest residential-led master developers, who are expanding their team in Central London.
With notable long-term projects secured, at various stages from pre-app to being on site, the industry-leading team is looking for a new hire with excellent planning and development knowledge. You will need to have an interest in regeneration, placemaking, and design, as well as the patience to work on such long-term projects, rather than managing multiple smaller, fast-paced ones.
For this role, they are open to someone coming from a client-side Planning or Development role, with excellent experience working on GLA-referable sites, a strong appreciation for planning and politics, and ideally being highly numerate – although this could be taught for the right person.
You will be involved in (among other responsibilities):
1. Appraising potential development sites alongside land buying colleagues for planning and development viability.
2. Managing pre-apps and planning applications through the development process, supported by external planning consultants – submitting outline, hybrid, and detailed applications.
3. Optimising sites through S73 and S96a’s.
4. Undertaking due diligence, development appraisals, and feasibility and viability studies.
5. Liaising with colleagues internally as well as managing external consultants.
6. Negotiating S106 agreements.
7. Discharging of conditions and dealing with RMAs.
8. Assisting with CPO and land procurement work.
9. Attending meetings for Planning Committee, consultations, and similar events in representation of both the Company and clients throughout the development process.
You will ideally:
1. Have experience in a consultancy, developer, public body, or housing association.
2. Have a passion for regeneration and placemaking.
3. Possess excellent communication, written, and numerate skills.
4. Be a genuine team player.
