To manage a portfolio of residential properties for landlords, ensuring that properties are well-maintained, compliant with legislation, and that tenants are satisfied. The role involves liaising with tenants and landlords, handling maintenance issues, and ensuring the smooth running of rental agreements.
Key Responsibilities:
Tenant and Landlord Communication:
* Act as the primary point of contact for tenants and landlords.
* Respond to tenant maintenance requests, and complaints promptly and professionally.
* Keep landlords informed about the status of their properties, any issues, and financial reports.
* Conduct regular inspections of properties to ensure they meet required standards and maintenance schedules.
Maintenance and Repairs:
* Coordinate with contractors and maintenance teams to arrange repairs and upkeep of the properties.
* Ensure that repairs are carried out promptly and to a high standard, keeping both tenants and landlords informed.
* Handle emergency maintenance requests and provide solutions in a timely manner.
Compliance and Legislation:
* Ensure all properties comply with relevant safety regulations and housing laws (e.g., gas safety certificates, electrical inspections, fire safety).
* Stay up-to-date with changes in property law and tenancy regulations.
* Manage tenancy renewals and ensure all legal documentation is completed correctly.
End of Tenancy and Property Handover:
* Manage the end-of-tenancy process, including conducting check-out inspections, arranging cleaning, and ensuring properties are returned in good condition.
* Deal with disputes over deposits and repairs.
* Arrange for re-letting or re-marketing of properties once a tenancy ends.
Administrative Tasks:
* Maintain accurate property and tenant records, ensuring they are updated regularly.
* Manage and update the property database, ensuring all records are accurate and complete.
* Handle correspondence with tenants and landlords professionally and efficiently.
Skills and Qualifications:
Experience:
* Previous experience in property management, ideally within a lettings or real estate environment.
* Experience in tenant and landlord communication, property maintenance coordination, and rental administration.
Knowledge:
* Strong understanding of lettings legislation and property management regulations.
* Familiarity with safety and maintenance standards in rental properties.
Skills:
* Excellent communication and interpersonal skills.
* Strong organizational and time-management abilities.
* Proficient in property management software and general office tools (e.g., MS Office).
* Problem-solving skills and ability to handle stressful situations.
Qualifications:
* A property management qualification (e.g., ARLA) is desirable.
* Full UK driving license (if required for travel to properties).
