The Client:
Our Client is seeking a proactive and organized Assistant Surveyor to join their Portfolio Management team in Birmingham. This is an exciting opportunity to support a large and geographically diverse portfolio for one of their key clients. The successful candidate will work closely with their Portfolio Management Team to deliver day-to-day property management services, providing valuable support in various property management functions.
Position Overview:
As an Assistant Surveyor, you will assist the Portfolio Management Team with managing key property management tasks, liaising with clients and third parties, and supporting the delivery of professional property services. This role is perfect for an individual who is passionate about commercial property management and is looking to develop their skills in a dynamic and supportive environment.
Key Responsibilities:
Property Management Support: Assist the team with the delivery of property management services, ensuring that all matters are handled efficiently and professionally.
Applications for Consent: Handle applications for consent on behalf of occupier clients with limited supervision, ensuring compliance and accuracy.
Managed Exits: Support the client in delivering managed exits, coordinating with third parties such as FM and Solicitors.
Financial Liaison: Work with internal Accounts Team to manage the payment of rents and service charges, ensuring all financial matters are processed in a timely manner.
Database & Invoice Management: Liaise with the Property Administration Team regarding database changes and invoice authorizations to ensure smooth operational processes.
Client Communication: Provide regular updates to clients on key tasks and ensure effective communication on all property-related matters.
Transactional Support: Undertake basic transactional activities such as licence renewals, car parking acquisitions, and internal departmental transfer agreements where required.
Meeting Support: Record minutes and actions during monthly client meetings, ensuring accurate records are maintained.
Lease Interpretation: Provide support to the Estates Helpdesk by interpreting lease agreements and liaising with FM suppliers to ensure services are properly managed. Qualifications:
A minimum of *5 GCSE passes (Grade A-C)**, including Maths and English.
Minimum 1 year commercial property experience is desired. Knowledge & Experience:
Experience in property management and understanding of lease terms.
A good level of computer literacy, particularly in Excel, Word, and Outlook, with the ability to learn new software quickly.
Strong customer service skills and the ability to work effectively with clients and colleagues at all levels.
A good understanding of property-related finance and accounting.
Ability to work independently, use initiative, and collaborate effectively as part of a team.
