Atkins Search are currently recruiting for a Branch Manager to join a dynamic, aspiring property and development firm based in Derby.
Client
My client operates as a property development and construction contractor company delivering a variety of projects such as refurbishments and new builds for both external clientele and internal portfolios.
Within the last 4 years, my client has been focusing on retaining the properties they purchase and refurbish to build the ever-growing portfolio.
Role
This Branch Manager job is to take on the challenge of overseeing a diverse property portfolio. You will play a crucial role in business development and ensuring the efficient operation, maintenance, and growth of the property portfolio while delivering exceptional service to our tenants and stakeholders.
Responsibilities
1. Oversee the day-to-day operations and maintenance of the company properties.
2. Develop and implement property management procedures and maintenance schedules and inspections.
3. Coordinate with contractors and tenants to ensure timely repairs and renovations.
4. Business develop to approach for tenancy within our local regions to expand our property portfolio.
5. Conduct regular inspections of properties to ensure compliance with lease agreements and maintain a safe and comfortable environment.
6. Successfully explain all services provided to any potential landlords.
7. Onboard new landlords ensuring all necessary checks are conducted.
8. Upsell any services to clients.
9. Face-to-face meetings with clients.
10. Manage landlord relationships once successfully working with the business.
Person
1. Proven experience in business development, sales management, or a similar role within the real estate or property investment industry.
2. Strong knowledge of the UK property market, specifically off-plan, staying updated on the latest trends, regulations, and developments within the UK property market, with a specific focus on off-plan investment properties.
3. Excellent organisational and time management skills.
4. Good interpersonal and communication skills with the ability to build positive relationships with tenants and contractors.
5. Ability to work independently and handle multiple tasks simultaneously.
