This is an exciting opportunity for an Assistant Development Manager to join our Development Team within Alderley Group. This role is based in our Regional Office in Birchwood, Warrington, and you will report to the Development Manager.
About the Role:
As Assistant Development Manager, you will play a pivotal role in supporting the Development Manager managing project schemes through the pre-construction stages of the delivery lifecycle.
The Development Team are responsible for carrying out due diligence, securing viability, formulating Project Briefs and then managing schemes through successful planning applications and detailed design. The team are Project Leads up to planning consent before formally handing over to the contracting arm at the commencement of the Delivery/JCT period. The role will involve working closely with the Land, Estimating and Design Teams, as well as Company Directors to coordinate the project and drive the schemes through to the construction stage.
Key Responsibilities:
* Land Viability & Planning: Produce land viability reports assessing the financial feasibility of potential sites, considering risks and abnormalities, and developing comprehensive development appraisals. Identify and monitor town planning risks and opportunities, support the Development Manager and Land Managers in the preparation of bids and land offers.
* Planning Applications: Support external project teams in the preparation of planning applications, ensuring that risks are mitigated, and outcomes are achieved swiftly.
* Performance Monitoring: Monitor the performance of project teams, ensuring that delivery remains within budget and on schedule. Provide regular reports on project progress and outcomes to the company directors and continuously seek opportunities for commercial improvement.
* Project Administration: Support the Development Manager in the department’s administrative duties, including file management, professional tenders, appointment process and raising, Brief writing and bid preparation.
* Consultant Management: Coordinate the procurement and appointment of external consultants for pre-development, construction, and planning phases. Ensure that all external consultants are aligned with project objectives and deliverables.
* Design Management: Ensure that schemes are delivered to Briefs, specifications, planning requirements and building regulations compliance. Prepare the design and scheme in preparation for Development Handover to contracting division.
* Client Liaison: Support the Development Manager in providing client’s regular updates and reports throughout the development process.
What You'll Need:
* Enthusiastic with an eagerness to learn and grow within the Development Management field.
* A knowledge of the development process including land bidding, appraisal and planning and legal aspects.
* Understanding of building regulations and national planning law, with a technical proficiency
* Qualified to a degree or post-education qualification standard, ideally property related, but not limited to.
* Demonstratable initiative with an ability to drive workstreams forward independently
* Numerate and familiarity working with spreadsheets and financial appraisals
* Articulate, assertive with ability to work fast-pace and under pressure
* Confident networker, able to establish and nurture their own relationships with consultants, clients and industry professionals that will contribute to the business aims.
* Knowledge of social housing development sector and private house building sector.
