Building Manager - Harlow
ROLE: You will oversee the entire management of a residential property building, consisting of private residential tenants. You will be responsible for controlling budgets, increasing revenue, and ensuring the continued success of the business. The role allows you autonomy in your day-to-day work while having secure backing from Head Office and Senior Management. You must be an experienced, reliable, trustworthy Manager with a passion for the property industry. Experience in a similar role and working on a residential site is required. Ideally, you will have an Institute of Residential Property Management Qualification (IRPM).
REPORTS TO: Regional Manager
REPORTS IN: Maintenance Operative, Residential Cleaner
HOURS: Monday – Friday, 9 am – 6 pm. Availability for Call Outs.
DUTIES INCLUDE:
* Managing site office
* Liaising with partner organisations
* Maintaining a safe environment with lighting, signage, and disability access
* Drafting and updating emergency plans and evacuation procedures
* Meeting tenants and coordinating move-ins/move-outs
* Resolving issues pragmatically as they arise
* Investigating breaches in tenancy agreements and handling disputes or complaints
* Supervising staff to ensure compliance with job descriptions and contracts
* Implementing training and ensuring staff maintain a professional appearance
* Instigating appropriate disciplinary action in consultation with Head Office
* Preparing staff rotas to ensure adequate coverage
* Ensuring cleaning of communal areas is conducted as per terms
* Ensuring contractors complete jobs satisfactorily and within specified timescales
* Ensuring compliance with Health & Safety, Parking, Disposal of Refuse, and working hours limitations
* Maintaining site-specific Health & Safety requirements
* Carrying out ongoing reviews of fire prevention matters
* Testing fire alarm systems weekly
* Maintaining key control systems
* Keeping records of residents, security issues, and maintenance schedules
* Maintaining contact with Head Office regarding relevant issues
* Conducting daily inspections of the building
* Working closely with maintenance department for timely issue resolution
* Ensuring compliance with valid Gas Safety Certificates, Electrical Certificates, and Energy Performance Certificates
FINANCE:
* Overseeing financial performance of the portfolio
* Working with Credit Control and Accounts Team
* Acting in the best interests of the Company to maximize profitability
* Familiarity with the Company’s terms of business
* Estimating profit levels on properties
* Liaising with the accounts department on arrears and collection rates
* Ensuring profitable running of properties through accurate resource assessment
GENERAL:
* Contributing to the strategic direction of Caridon
* Carrying out specific tasks required by your Regional Manager
