Job Summary: As a Property Manager, you will be responsible for overseeing a diverse portfolio of properties, ensuring the efficient management of Assured Shorthold Tenancy (AST) agreements. Your primary focus will be on maintaining positive landlord-tenant relationships, effectively handling property maintenance, tenancy renewals, and ensuring all compliance obligations are satisfied. Key Responsibilities: Portfolio Management: Manage a portfolio of residential properties. Ensure compliance with all relevant housing laws and regulations, particularly focusing on AST agreements. Property Maintenance: Coordinate and oversee property maintenance, repairs, and renovations in collaboration with external contractors. Implement preventative maintenance strategies to ensure the longevity of the properties. Tenant Relations: Act as the main point of contact for tenants, addressing queries, concerns, and maintenance requests promptly and professionally. Conduct regular property inspections to ensure compliance with lease agreements and address any issues proactively. Lease Administration: Administer tenancy renewals, and terminations of AST agreements. Manage requests for changes of occupancy, including reference checks and amendments to ASTs. Ensure rent reviews, follow-up Right-to-Rent checks, and deposit protection requirements are met. Rent Collection and Arrears Management: Oversee the timely collection of rents and handle arrears management effectively. Legal Compliance: Stay abreast of relevant housing laws and regulations, ensuring all properties comply with the legal requirements. Qualifications and Skills: Proven experience in property management, particularly with AST agreements. Strong knowledge of residential property laws and regulations. Excellent communication and interpersonal skills. Ability to work independently and collaboratively within a team. Detail-oriented with strong organisational and time-management skills.
