Entering the pub from the main road, you will find a large, open plan trade space which houses a long central bar servery to the right, giving ample all round vision and ease of service to all areas of the pub. The open plan layout offers a mixed variety of fixed and loose seating along with another area currently left available for those preferring to stand. Down a few steps towards the rear of the pub, you will find the pool table and darts board, both sets of toilets and access to the outside space at the rear of the property. This is a fully enclosed licensed courtyard area which has heating and lighting and also has the benefit of an external projection screen. There is a compact kitchen at the Angel which affords a good opportunity to offer a simple and effective food menu. There is also an abundance of parking facilities nearby, including on road parking to the rear.
Trading Style:
The Angel is a fantastic example of a wet led Community pub, with a focus on live music and football. Previously, the site has seen lots of community based activities such as quiz nights, open mic nights and local charity events and has also got a good working relationship with Southampton FC being known as the go to venue for home fans on match days. The local University also has a constant supply of students who frequent the venue and enjoy the regular drinks offers available, providing a steady income and a reliable trade.

Private accommodation consists of 3 bedrooms, kitchen, bathroom, lounge and office with all rooms being presented in good order. The domestic accommodation can also be independently accessed at the rear of the property.

They must be multi-skilled and possess the ability to maximise the trading opportunities that this site presents. There is huge scope to further develop the income at this well known city pub, by driving the business forward and really putting the Angel back on the map as the place to be in the city centre. A pro-active social media presence and an active rhythm of the week will ensure that this pub really thrives and becomes the hub of the area once again. The ability to produce a small food offering at the site would go down well with the customers as well as provide an alternative income stream and ideally the new tenant will have the experience and knowledge to have an effective and adaptable drinks menu to suit the diverse needs of the pub.
