ROLE PURPOSE
The Wirral Waters Estate comprises a mixed use property portfolio of circa £100m of assets across all use classes.
The primary responsibility of the Wirral Waters Senior Management Surveyor will involve working with the Wirral Waters Estate & Office Manager and supporting the Wirral Waters Director of Development in various tasks related to letting, property management, landlord & tenant issues and development support.
Ensuring delivery of KPI’s as part of the Wirral Waters 5 Year Business Plan.

PRINCIPLE DUTIES & RESPONSIBILITIES
1. Property Management:
* The management of commercial and residential properties, including lease negotiations/lettings, rent reviews/lease renewals, rent collection and tenant relations.
* Coordinate and implement Service Charge collection and management.
* Lead in the coordination of estate maintenance activities.
* Liaising with Peel Waters Accounts and Finance Teams.
2. Lettings:
* Assist in the coordination of the lettings of the transformational Millers Quay residential project.
* Devise and implement Marketing activities to help let units within the Portfolio.
* Negotiate Terms in conjunction with letting agents and oversee the legal process with both internal and external solicitors.
* Conduct market research to stay informed about industry trends, property values, and competitor activities.
* Analyse economic and market data to provide insights for decision-making.
3. Development Support:
* Assist in analysing potential development projects opportunities.
* Work with key stakeholders including design teams, local authorities and planning departments.
4. Legal Compliance:
* Have awareness of compliance with relevant laws and regulations related to property transactions and management.
* Stay updated on changes in relevant laws and regulations.
5. Documentation and Reporting:
* Maintain accurate documentation related to information, property transactions, valuations, and management activities.
* Generate reports for management meetings.

KNOWLEDGE & SKILLS REQUIRED
* Typically, a bachelor's degree in surveying, property management, or a related field.
* Qualification in relevant field for example RICS.
* Strong analytical and quantitative skills.
* Effective communication and interpersonal skills.
* Attention to detail and accuracy.
* Proficiency in using relevant software and technology tools.
* Knowledge of real estate market trends and property valuation methods.
