The Development Manager will have principal responsibility for the effective and efficient management of the designated development(s). They should utilise staff, contractors, and other available resources to ensure the highest quality of service is provided, in line with the requirements of any management contract, tenancy agreements, or service level agreements. Oversee and support the ongoing asset management routines of the development, ensuring contract, risk, and mobilisation management tasks are completed efficiently and in a timely manner.
Main Responsibilities as a Development Manager
Mobilisation: Supporting the mobilisation process, which will include:
* Liaising with key stakeholders such as the client, other agents, new business teams, client relationship teams, and employees.
* Ensuring mobilisation tasks are meticulously completed and recorded in the relevant systems.
* Enhancing the customer experience through the efficient and timely completion of mobilisation actions.
* Arranging for others to complete tasks as appropriate.
* Reporting on mobilisation statistics and identifying actions to improve them.
Risk and PPM Management: Taking ownership of the developments' risk and PPM management routines, using systems and processes to ensure compliance. This includes:
* Liaising with the client relationship/support team, contractors, and customers to facilitate risk assessments and routine risk management tasks.
* Maintaining a detailed audit trail of all actions and certification within the system.
* Reporting on compliance levels within the development and defining actions to improve them.
Contract Management: Taking ownership of the development's contract management routines, ensuring the appropriate contracts are tendered, implemented, and any arising actions recorded.
* Liaise with the client relationship/support team and contractors to ensure each development has a completed and appropriate contract schedule implemented.
* Assist in the tendering of contracts and ensure value for money is obtained.
* Ensure necessary information is saved in the system and any relevant actions are diarised.
Team Management:
* Focusing on team engagement to create a highly engaged team delivering exceptional service.
* Always ensuring sufficient cover for the development, including arranging cover for sickness and holiday.
* Managing holidays and team absence.
* Completing quarterly 121s and yearly appraisals for your team.
* Managing your team’s performance.
* Liaising with the HR team to ensure successful completion of payroll, recruitment, and grievance processes.
* Ensuring all team members have completed mandatory training and any refresher training when necessary.
Customer Service: Act as an ambassador, excelling at customer service both externally and internally:
* Always interact in an enthusiastic and empathetic manner.
* Answer the phone politely, identifying yourself and the brand.
* Respond to emails and any other correspondence in a polite manner.
* Address complaints or concerns, seeking appropriate solutions.
* Be empathetic toward customer requests, queries, or concerns.
* Request additional training if necessary.
* For line management roles, ensure these values are embedded within your team.
