Make a Home at Taylor Wimpey Job summary/Purpose Deliver the highest quality designs and most commercially viable planning permissions by supporting the Planning team with designs and supporting information required for the preparation and submission of planning applications.
Primary Responsibilities Health, Safety & Environment
Implement CDM/EMS, identifying foreseeable risk in designs and taking action to design risk out, in line with company policy.
Discharge the Designers responsibilities under CDM regulations
Fully understand the CDM/EMS regulations and demonstrate a working knowledge of how these should be incorporated into designs.
Ensure CDM/EMS site start processes and site close out procedures are followed and recorded.
Maintain a good understanding of environmental/ecological constraints to development and ensure that appropriate mitigation is undertaken to allow development to proceed in line with the Regional Programme. Land and, Planning & Community Engagement
Manage community engagement consultations to support planning applications.
Manage and drive planning Section agreements, identifying the commercial impact and negotiating commercially viable contributions with authorities.
Responsible for clearing all planning conditions in response to programme.
Manage planning applications, co-ordinate with the Planning & technical teams to deliver accurate designs and approvals from inception to completion, including all supporting document.
Input into house type design feedback forum.
Responsible for evaluation and appraisal of development opportunities to purchase new sites.
Pre-Development Management
Produce Site Layouts and Design Packages for both Planning and Building Regulation approval processes.
Management of external consultants to ensure information is received, checked, coordinated, and distributed on time and within budget.
Attend and contribute at concept, pre-tender, pre- start, specification and any other relevant milestone meeting as required under the Company’s Framework procedure and PMIP.
Ensure the designed scheme is viable, liaising with internal colleagues to ensure the scheme meets BU requirements.
Implement the department’s Quality Management Process to ensure Design information meets the expectations of the business.
Arrange, co-ordinate and manage all design meetings with other departments in a timely and efficient manner, ensuring all relevant action points are noted and recorded.
Liaise and negotiate where necessary with Statutory Authorities, Local Planning Authorities, Highways, Consultants etc. to ensure projects achieve the set objectives and programmes.
Liaison with sales department in procurement of accurate sales presentation drawings.
Preparation of working drawings and ancillary details for site variation and bespoke units.
Maintain fee trackers and prepare cost movement reports monthly.
Review and comment on any tender queries promptly, advising on the technical suitability of any value engineering proposals. Experience, Qualifications, Technical Requirements
Degree level qualification in a relevant field
Previous experience in the housebuilding sector
Capable of preparing and managing a number of planning applications
