The Property Operations & Asset Manager will play a pivotal role in managing the Foundation’s property portfolio to drive long-term return and effectively manage risk, as well as solving for the Foundation’s dual mandate (values-based mission aligned approach to investment and asset management). This role involves proactive oversight of managing agents, leading key initiatives such as tenant decants, portfolio repositioning, and implementing long-term maintenance strategies. This is an exciting opportunity for a dedicated professional with asset level management and operational understanding and expertise to contribute meaningfully to the delivery of sustainable portfolio growth and wider impact objectives.
Key Responsibilities
Property Asset Management
1. Optimise the internal management of the Endowment’s property assets, improving processes, data collection, reporting and monitoring.
2. Responsible for the proactive asset management of the Foundation’s residential assets to maximise financial income and long-term return and effectively manage risk. Direct and oversee the managing agents [Cluttons] and other advisors.
3. Work with the rest of the team to execute residential and wider asset portfolio repositioning in order to deliver against with Endowment’s Property Strategy and stated dual mandate objectives.
4. Lead the planning and execution of the decant of residential properties Canterbury and Stangate to provide Vacant Possession for the Royal Street Development [working with wider team].
5. Work with other members of the property team on the in-house asset management of the portfolio – for example in the end of year Red Book Valuations, annual budget and insurance renewal.
6. Undertake any other work that may be reasonably required from time to time, including assisting across the property investment portfolio with asset management and operational matters. Support the team where possible to deliver the Foundation’s financial and mission related goals.
7. Set the budget, operational and delivery plan identifying KPIs for the residential portfolio.
8. Manage the appointed external managing agent/Oversee all aspects of tenancy management: resolving issues and improving performance in line with KPI targets.
9. Review our health & safety monitoring framework and ensure it is fit for purpose. Oversee the residential managing agent and their management of health and safety (risk awareness, risk management).
10. Ensure that the managing agents are systematically collecting, storing, analysing, and reporting data needed for best-in-class execution.
11. Work with the CIO, property team, internal finance team and managing agents to ensure that reporting is fit for purpose and timely. To include annual valuation process/reporting.
12. Support the team to identify opportunities that will contribute to long term net income and capital growth in line with the goals of the property strategy and dual mandate.

Knowledge, experience, and qualifications:
1. Essential – minimum 10 years residential property experience particularly regarding compliance procedures and practices and legislation including the Housing Act; experience of identifying and implementing new ways of working.
2. Desirable – asset owner (residential) and experience working with and overseeing managing agents.
3. Relevant degree or residential property related professional qualification (RICS, MARLA or MIRPM).
