Job Title: Reactive Maintenance Manager
Reporting to: Group Property Director
Salary: £45,000 per annum
Location: Group Wide - Field Based
Hours: 40 hours per week Monday to Friday 9am-6pm with 1-hour unpaid break

The role
The Reactive Maintenance Manager is responsible for overseeing the internal maintenance team and managing all reactive maintenance activities within the group. This role ensures that maintenance issues are addressed promptly and effectively, maintaining the quality and safety of the properties.
Key Responsibilities
* Manage Reactive Maintenance Requests: Oversee the logging, tracking, and resolution of reactive maintenance requests from tenants, ensuring timely and effective responses, from the beginning to the end of the process.
* Coordination with Contractors: Liaise with contractors and maintenance teams to schedule and oversee repair work, ensuring high standards of quality and compliance with health and safety regulations.
* Budget Management: Monitor and manage budgets related to reactive maintenance activities, ensuring cost-effective solutions and value for money.
* Performance Monitoring: Track and report on key performance indicators (KPIs) related to maintenance response times, costs, and quality of work.
* Tenant Communication: Ensure clear and effective communication with tenants regarding maintenance schedules, progress, and any potential delays.
* Compliance: Ensure all maintenance activities meet regulatory and organisational standards.
* Continuous Improvement: Identify and implement process improvements to enhance the efficiency and effectiveness of the reactive maintenance management process.
* Team Leadership: Lead and manage a team of maintenance operatives, providing guidance, support, and training as needed.
* Emergency Response: Develop and implement emergency response plans for urgent maintenance issues, alongside overseeing the group wide on-call process.

What qualifications and experience are needed?
* Proven experience in property management, particularly in managing reactive maintenance within a housing association or similar environment.
* Strong knowledge of property maintenance, repair processes, and health and safety regulations.
* Excellent organisational and project management skills.
* Ability to manage budgets and control costs effectively.
* Strong communication and interpersonal skills, with the ability to work collaboratively with various stakeholders.
* Proficiency in using property management software and other relevant IT systems.
