Job description
Purpose of the Role
To provide site based leasing management services to an exciting build residential development in Milton Keynes. To take a lead in scheme tours/viewings, vetting of applicants and the upselling of additional services within the scheme.
Key Responsibilities
Marketing and Letting
1. To ensure that systems are thoroughly kept up to date and accurate for all lettings and rental data, including viewing feedback
2. Ensuring good presentation of available apartments at all times, by regularly spot checking and liaising with the cleaning team to ensure it is cleaned to a high standard at all times
3. Co-ordinating the online marketing of available apartments
4. Ensuring all enquires are responded to in line with agreed service levels
5. To coordinate with 3rd party agents as required
6. In conjunction with the General Manager/Leasing Manager - carrying out regular rent analysis & leasing performance of the local market
7. Meeting prospective tenants, conducting viewings and negotiating rental offers
8. Completing applicant vetting requirements
9. Completing new let paperwork in line with strict procedures
10. Appraising/quality checks of apartments, advising the Leasing Manager as to recommended rents for both properties coming to the market and those where tenants wish to renew
11. Seeking and building corporate relationships with relocation agents, City employers and other agents to generate lettings enquiries
12. Co-ordinate renewal communications and negotiations
13. To ensure arrival packs are prepared, and keys are ready for tenant move in's
14. As part of the wider site team; create a community feel through communication, events and innovations
15. Ad-hoc projects provided by the General Manager/Residents Services Manager
16. Provide first class customer service to residents and applicants
Asset Performance Management
17. Providing regular letting performance reports to the Leasing Manager/General Manager.
18. Regular apartment appraisals and maintaining databases for reporting on rental values, both ERV and market rents, ensuring rental growth is achieved.
19. Assisting with the negotiation of renewals where required.
20. Where applicable, working with client-specific lease up software to increase rents and decrease voids.

Working Hours - 5 over 7 days (42.5 hours per week) - Flexibility is required
Salary - £30k based on experience + plus discretionary bonus
