Senior Surveyor needed in Barnsley

We are looking for MRICS qualified surveyors, ideally with a history of working in Local Authority/public sector but with extensive commercial knowledge and experience. We have split our requirement into 3 work areas: acquisitions and disposals, commercial property management, and valuation. Potential candidates could have experience in all areas or have specialized in one or the other but must have an aptitude to work independently and take a lead with their workload with minimal support and supervision.
Disposals and Acquisitions
To support the Client's 5-year disposal programme of surplus assets. The role will be focused on the disposal/development of small to large scale allocated residential/commercial development sites. It is expected that the candidate will have experience of dealing with the sale of development sites from initial site preparation/feasibility, development/planning knowledge, valuation appraisals, marketing, negotiation, contract terms/agreements, through to completion. The candidate will also be expected to have excellent communication skills and developer relations alongside a strong knowledge of the residential market.
In addition, the Client has a programme of targeted property acquisitions that support a series of highway schemes and regeneration projects located throughout the borough. The candidate may be required to provide advice/investigate on land and property acquisitions; therefore, they will be expected to have experience of acquiring a variety of properties and undertake valuations, negotiation skills, and knowledge of the acquisitions process including Compulsory Purchase experience if possible.
Commercial Property Management
Experience of dealing with all aspects of letting and managing a commercial property portfolio, which includes town centre retail/shopping centres, out of town high street retail, heritage/culture assets, industrial estates, business centres, administrative buildings, community properties, and leased land assets. The workload will include:
* Tenant (or landlord) liaison and dealing with tenant enquiries and disputes.
* Landlord and Tenant matters.
* Debt management.
* Dealing with tenant requests for alterations, assignment, etc.
* New lettings and lease renewals including valuation for rents.
* Service charge management.
In addition to providing support across the commercial portfolio, we are particularly looking for someone to take responsibility for the management of the Client’s industrial estates, to include day-to-day management and lettings and to undertake a full review of the portfolio along with strategic recommendations in terms of future opportunities and risks.
Valuation
Experience in undertaking residential valuations (Right to Buy) and/or local authority property asset valuations for financial accounting.
