TML Recruitment are partnered with a fast growing, independent property consultancy. This award winning firm is looking to develop their strategic property management division focussing on property portfolios around Surrey, Sussex and Kent. Working very closely with the head of commercial and wider team you will be responsible for overseeing the day-to-day operations, maintenance, and financial performance of a diverse commercial property portfolio. This role involves managing tenant relationships, ensuring property maintenance, and optimizing financial performance while maintaining high standards of service and compliance. Given this is more of a 360 role, you will have the option to really deliver a wider ‘client service’. You will advise them on more than just the service charge budget, focussing on the lease renewals and opportunities for acquisitions and disposals.

Key Responsibilities:
Property Operations & Maintenance
* Ensure the upkeep, maintenance, and safety of all commercial properties through effective management of vendor and service provider contracts
* Implement and oversee preventative maintenance programs
* Conduct periodic property inspections and provide detailed reports
* Oversee tenant improvements and modifications
* Coordinate maintenance repairs, ensuring satisfactory completion of works while liaising with contractors, utility companies, landlord clients, and tenants
* Tenant Management & Relations
* Serve as the primary point of contact for tenants, addressing concerns and managing complaints with prompt resolution
* Conduct tenant screening and onboarding processes
* Manage tenant communications and maintain professional relationships
* Handle day-to-day tenant enquiries effectively
Financial Management & Reporting
* Develop and manage property budgets and financial forecasts
* Track and ensure timely collection of rent and other payments
* Provide detailed financial reports to property owners and stakeholders
* Identify and implement cost-saving opportunities and revenue enhancement strategies
* Process and apportion invoices accurately
* Perform effective management of service charges
Lease Administration & Compliance
* Ensure all lease information and records are maintained accurately in appropriate systems
* Monitor and enforce lease terms and conditions
* Coordinate Money Laundering Procedure compliance
* Keep up to date with property management laws, compliance requirements, and industry best practices
* Update internal processes and documentation templates when legislation changes
What skills do you need?
* Experience in commercial property management preferred, block management will be considered.
* Excellent communication and negotiation skills
* Strong organisational and time management abilities
* Proficient in Microsoft Office programs
* Ability to use initiative and provide proactive solutions
* Strong attention to detail
* Full UK driver's license and access to own vehicle
* Ability to work both independently and as part of a team
