Tenancy Sustainment Officer

Salary: £24,512.25 per annum
We have an opportunity for a Tenancy Sustainment Officer to join our organisation.
The Tenancy Sustainment Officer will be based at our offices in Birmingham.
PURPOSE OF THE JOB
To understand the complex needs of tenants, licensees, or occupants of Adullam properties within the context of Supported Exempt Accommodation.
To deliver a consistently high customer service which enhances the quality of life for tenants by providing safe, secure, and attractive environments, creating sustainable communities.
You will be expected to contribute to the maintenance and development of the Association's values, culture, and ethos.
KEY ROLES AND RESPONSIBILITIES
* To provide housing management services to support housing tenants, assisting with advice and interventions to deliver, support and supervision for tenancy sustainment purposes.
* Leading role and case ownership for a small patch of customer accounts; managing but not exclusively rent; rent arrears, former tenant arrears (in conjunction with the FTA process) in a timely manner, property condition, health & safety, anti-social behaviour, safeguarding, tenancy enforcement and property services.
* Close and regular contact, if practicable weekly contact, with tenants and vulnerable residents referring them to relevant agencies.
* Provide tenants, licensees or occupants with appropriate advice regarding tenancy management, rights and responsibilities in relation to tenancy agreements.
* Use of Early Interventions at commencement of tenancy and record activities undertaken.
* Sign-up new tenancies at property due to be let and assist with establishing utility provision for the new tenant.
* Deal with replacement furniture for properties where an inventory is provided; ensure that properties are being maintained at a high standard.
* Advise tenants and inform them of any re-charges due to deliberate damage or neglect of the property caused by factors other than those defined as protected characteristics.
* Liaise with Concierge staff for 'handovers' ensuring that any out-of-hours incidents are dealt with swiftly.
* Respond promptly to reports of ASB, nuisance, harassment, and domestic violence in accordance with Adullam's policies and procedures.
* Obtain evidence from other team members if required for tenancy enforcement.
* Enforcement to pre-court level of anti-social behaviour and breaches of tenancy agreements and or licenses.
* Estate inspections and management/reporting of environmental hazards (abandoned motor vehicles, fly-tipping).
* To work in collaboration with the Income Recovery Officer for the effective collection of rents and service charges.
* Monitor and review quarterly rent statements in-line with KPl's for rent and income.
* To embrace the values of co-production and to strive to enhance Resident Liaison to point of action.
* Maintain an up-to-date knowledge and understanding of Health & Safety, particularly regarding Fire safety and HMOs.
* To support colleagues and internal customers via coordinated response to reports of abandonment, anti-social behaviour, safeguarding, benefit take-up and rent collection and repair and defect reporting.
* Report all accidents in accordance with procedure.
* Follow and understand all Adullam policies and the application of the same.
* To take personal responsibility to reduce environmental impact as part of the green agenda.
* To carry out any other reasonable duties, as directed by the management, in the spirit and scope of Adullam's core values.

Health and Safety
* To be aware of the Association's policies and ensure they are carried out and that good practice is maintained.
* Carry out monthly site inspections and follow up on actions.
* Carry out annual health and safety inspections on the associations dwellings.
* It is your responsibility to take care of your own health and safety and that of your colleagues.

* Ensure Co-Production in all aspects of the services development, and embed Involvement at the core of service provision.

* To create, maintain and enhance effective working relationships both internally and externally, and to challenge inappropriate, unproductive behaviours or behaviours or values that do not replicate those of Adullam.
* To cooperate with colleagues and promote and champion team working to ensure that the required contractual and performance outcomes are met.

* Contribute to the overall development of the Association by using individual skills, strengths and abilities.

* To contribute positively to the Association's efforts to ensure "Excellent Stewardship" of Adullam's resources by delivering services with economy, efficiency and effectiveness.
* Any other duties that are deemed appropriate to the post.
* The responsibilities of this post may vary from time to time without changing the general character of the post or level of responsibility entailed.
