Land Buyer / Land Manager
About Us:
My client is a leading estate agency specialising in new homes and land acquisitions. We work closely with developers to identify and secure prime land opportunities in Essex that support the growth of residential developments. As part of our expansion, we are looking for a proactive and commercially-minded Land Buyer to join our team and help source and acquire land for new home developments.
Role Overview:
As a Land Buyer, you will be responsible for identifying, negotiating, and securing land suitable for residential development. You will play a pivotal role in driving the growth of the company’s land portfolio, working closely with developers and other stakeholders. This role requires a strong understanding of the property market, excellent negotiation skills, and a keen ability to assess development potential.
Key Responsibilities:
* Land Identification: Research and identify potential land opportunities for residential development through market analysis, networking, and site visits.
* Land Acquisition: Negotiate and secure land deals, ensuring acquisitions align with the company’s strategic growth plans.
* Development Appraisals: Conduct thorough site appraisals, including financial assessments, planning considerations, and market feasibility studies.
* Market Research: Keep up-to-date with market trends, local planning policies, and land values to identify viable opportunities.
* Relationship Building: Build and maintain strong relationships with landowners, developers, agents, and local authorities to facilitate ongoing land acquisition opportunities.
* Planning and Legal Compliance: Liaise with planning consultants and legal teams to ensure all acquisitions meet planning and legal requirements.
* Project Coordination: Collaborate with internal teams, such as planning and sales, to ensure smooth transitions from land acquisition to development.
* Reporting: Provide regular updates to senior management on land acquisition progress, market conditions, and potential opportunities.
Key Requirements:
* Proven experience in land acquisition, ideally within the residential development or new homes sector.
* Strong understanding of the UK planning system and property development process.
* Excellent negotiation and communication skills.
* Commercially astute with the ability to assess development potential and profitability.
* Ability to build and maintain strong networks within the land and property industry.
* A proactive, results-driven mindset with the ability to work independently and as part of a team.
