Job Title: Hard Services Manager
Location: City of London
Salary: Up to £62,000
Monday - Friday: 8am - 5pm
About the Role:
We are seeking an experienced and proactive Hard Services Manager to oversee the technical and maintenance operations within a prestigious mixed-use development in the City of London. This role will ensure the effective delivery of all hard services, maintaining compliance with statutory regulations and industry best practices while optimising building performance and occupant satisfaction.
Key Responsibilities:
Lead and manage the hard services function, covering mechanical, electrical, and building fabric maintenance.
Ensure compliance with all relevant health and safety, statutory, and environmental regulations, including but not limited to PPM, reactive maintenance, and compliance testing.
Develop and implement planned preventative maintenance (PPM) schedules to maximise asset lifecycle and minimise downtime.
Oversee and manage specialist subcontractors and in-house maintenance teams, ensuring high-quality service delivery.
Monitor and control budgets, ensuring cost-effective solutions while maintaining operational excellence.
Conduct regular audits, risk assessments, and condition surveys to identify and mitigate potential issues.
Lead on technical projects and infrastructure improvements, ensuring minimal disruption to tenants and stakeholders.
Work closely with soft services teams, landlords, tenants, and other key stakeholders to ensure seamless operational performance.
Manage and maintain asset registers and compliance documentation, ensuring up-to-date records for all mechanical, electrical, and building systems.
Respond to and manage emergency maintenance issues efficiently and effectively.
Provide technical expertise and guidance to on-site teams, ensuring adherence to best practices and legislative requirements.
Key Skills & Experience:
Proven experience in a similar role within a facilities management environment, ideally in mixed-use or commercial sites
Strong knowledge of electrical maintenance
Experience managing budgets, PPM schedules, and maintenance contracts.
Strong leadership skills with experience managing in-house teams and external contractors.
Excellent problem-solving abilities and a proactive approach to maintenance management.
Strong communication and stakeholder management skills.
Relevant electrical industry qualifications City & Guilds, NVQ or equivalent
