Senior Property Manager
OA are recruiting for a Senior Property Manager to join our client’s team as they continue to grow their client base.
This is an exciting role with a varied portfolio from residential flats to luxury living spaces. There is scope to further progress your career, and really hone in on your People Leadership skills.
You must have at least 5 years of experience managing commercial and block properties, be MIRPM qualified, and have handled portfolios of 400 units.
Location: Elstree, Borehamwood
Hours: Full time, 9am – 5.30pm or 8:30am – 5pm (Monday to Friday)
Salary : £45,000 - £55,000

Senior Property Manager - Key Responsibilities:
Responsibilities:
8. Manage your portfolio and ensure excellent customer service.
9. Respond to emails and calls within 24 hours.
10. Oversee H&S, FRA, Asbestos, and legal requirements.
11. Action site and lift engineering reports.
12. Complete minutes and site reports within 5 days.
13. Liaise with Head of Client Services to meet deadlines.
14. Schedule annual meetings for new sites.
15. Seek value for money by obtaining multiple contractor quotes.
16. Create and sign contracts, mindful of s.20 regulations.
17. Ensure up-to-date H&S, FRA, and signage for all blocks.
18. Authorise spending to maintain steady cash flow.
19. Work with accounts on realistic budgets.
20. Attend client meetings, set and meet expectations.
21. Hold leaseholder meetings, send minutes within a week.
22. Ensure prompt, cost-effective maintenance.
23. Handle TUPE contracts.
24. Authorise seller’s packs with accurate info.
25. Manage and train onsite staff.
26. Ensure compliance with legislation and best practices.
27. Confirm asbestos reports for buildings pre-2000.
28. Conduct site visits and report within a week.
Processing:
29. Write letters to leaseholders and residents about block-related issues.
30. Get at least 3 quotes for orders over £400.
31. Liaise with onsite staff for updates and service improvement.
32. Save reports, emails, and contracts in Qube.
33. Send SMS/emails for urgent issue updates.
34. Source local contractors.
35. Set up necessary contracts.
36. Conduct site visits, take photos, and submit reports within 5 days.
37. Meet clients onsite for complex issues.
38. Find ways to reduce costs and improve contractor relationships.
39. Contribute to monthly newsletters.
40. Provide meter readings for sites.
41. Re-tender contracts for services like cleaning/gardening.
42. Attend AGMs/client meetings and send out minutes.
Senior Property Manager - Skills and Experience:
43. Excellent knowledge of property management principles and procedures.
44. MIRPM qualified with at least 5 years’ experience.
45. Strong self-motivation to keep improving, learning and developing.
46. Excellent soft skills when dealing with people to empathise and understand the customers’ needs.
47. Good knowledge of QUBE computer system.
48. Good knowledge of windows-based applications – i.e. Microsoft Word and Excel
49. Excellent written and verbal communication skills.
