Role: Assistant Quantity Surveyor
Location: West Manchester
Salary: GBP32k per annum plus GBP4500 car allowance
Holidays: 25 days plus 8
Hybrid Working: 2 days in the office, 3 days home (occasional site visits)
The Role & Duties:
The Assistant Quantity Surveyor will provide advice and report on and control all commercial and financial aspects of projects and contracts. The role includes offering support to the Project Manager to allow projects to be safely delivered on time, to budget, and to achieve the highest levels of customer satisfaction within the Facilities Management arena.
You will also assist the Quantity Surveyor in providing commercial expertise for projects to maximise returns and demonstrate value to our clients.
Key responsibilities include:
1. Assisting the Senior Quantity Surveyor to prepare, profile, monitor, and manage budgets for all construction-related activities including planned and unplanned lifecycle replacement of assets.
2. Supporting in providing guidance and mentoring to the Apprentice QS.
3. Producing and sending enquiries to subcontractors inviting them to tender and engaging with the supply chain.
4. Receiving and analysing quotations, liaising with Project Managers regarding price, proven history, availability, etc.
5. Notifying in writing both successful and unsuccessful subcontractors in a timely manner.
6. Producing and processing formal subcontract documents, assessing and certifying interim and final payments and final subcontract accounts.
7. Producing bill of quantity/activity schedules for payment purposes.
8. Producing cash flow forecasts for internal and client purposes.
9. Monitoring and controlling income and expenditure on contracts (e.g., interim/final applications for payment/final accounts/payments for late monies, etc.) liaising where necessary with the relevant people (e.g., engineers, clients, etc.).
10. Providing Change Control and monitoring of Change across the course of a project.
Projects include remodels, variations, and refresh schemes predominantly within fabric works and very minor M&E works. Works include joinery, brickwork, and minor groundworks.
Qualifications & Skill Set:
* Degree, HNC, or equivalent in Quantity Surveying.
* 1 to 2 years experience in a similar role.
* Ability to use a range of IT packages including Microsoft Office; must be proficient in Excel.
* Exceptional relationship-building skills.
* Self-motivated and proactive.
* Commercial awareness and understanding of the Construction process.
* Excellent communication skills, both oral & written.
* Negotiation skills and ability to apply those skills internally, externally & with our supply chain.
* Good organisational skills and the ability to prioritise to meet deadlines.
* Keen to pursue personal development needs and maintain up-to-date knowledge.
* Hold a full clean driving licence.
