Facilities Manager

* Oversee the delivery of best in class hard/soft services to Volvo/Reno Group Warwick and Rugby based sites, in line with the Client vision and execute Bellrock’s policy. Co-ordinate and organise FM service delivery ensuring work is carried out to a high standard, manage contractors, manage the CAFM system; contract variation quotations and corresponding invoicing and the production of reports.
How will you be the change?
Every role is essential to providing peace of mind for our customers. As a Facilities Manager with Bellrock, you’ll do it by:
* Act as the initial focal point of contact between the Client, Contractors and Bellrock to ensure effective communication between all parties.
* Own and manage the Asset Sustainability Plan / Operational Plan with the Operations Manager.
* Engage with bespoke software solutions to improve comfort, energy usage, and maintenance spend across assets.
* Utilise onsite systems where client requires them to be used.
* Encourage regular feedback from the client and building users.
* Attend meetings with the client regarding projects, health and safety, and monthly service review meetings.
* Manage reactive and planned works via the Concerto system, ensuring routine and planned maintenance tasks are carried out on time and in accordance with the Contract.
* Complete invoices and financial reconciliation accurately and timely.
* Liaise with Contractors to ensure works are carried out in line with contract performance requirements.
* Review and/or inspect work for quality, accuracy, and completeness.
* Provide support for Projects where required.
* Interact with various accounts/projects departments to resolve issues relating to service delivery.
* Assist in the preparation of budgets with the Property Management team.
* Assist in the production of monthly client reports for the Operations manager and Accounts manager.
* Carry out regular site audits, record findings, and manage actions through to completion.
* Maintain the statutory accident book and report entries to Bellrock’s Health and Safety Department.
* Assist in maintaining ISO 14001 and all other environmental obligations.
* Ensure Health and Safety regulations are fully observed.
* Implement and support social impact initiatives.
* Oversee Support Services cleaning team on site.
What does it take?
* Positive attitude and drive to ‘do the right thing’.
* Knowledge and working practices within the delivery of total FM contracts.
* Experience of working in a similar environment delivering Soft and Hard Services.
* Understanding of technology or the passion to learn new systems.
* Health and Safety qualification.
* Ability to adapt to different needs in various environments.
* Admin support ability.
* Drafting and updating emergency plans and evacuation procedures.
* Inspecting the building frequently for signs of damage or wear.
* Conduct H&S Audits and risk assessments on contractors.
* Concierge of all visitors and local knowledge of surrounding areas.
Essential
* Automotive experience in production lines and supply chain.
* Good understanding of Cleaning and soft services.
