Superprime property portfolio Director
Mayfair based family office has an exciting opportunity for a hands on property portfolio director to manage the personal and leased property portfolio. A diverse role for a talented property specialist who has proven experience combined with the technical expertise.
This role will be a 1 year FTC.
* Day-to-day management of the Client’s residential properties to the highest standards
* Ensuring appropriate levels of staffing, security, and amenities at all times; overseeing regular checks to IT and property infrastructure, vehicles, and facilities
* Preparing properties for family and guests, often at short notice; working with household staff, the wider Executive Office and external contractors to deliver a seamless experience
* Planned and reactive maintenance
* Carrying out regular property site inspections to identify any works required
* Overseeing and executing planned maintenance tasks across the portfolio; keeping records up to date and communicating with the Client, contractors and household staff at all stages
* Dealing with reactive maintenance - ensuring all maintenance items are logged, liaising with contractors, following up on issues and seeing all jobs through to completion
* Researching, vetting and managing suppliers and contractors to ensure that work is completed to the highest standards, to agreed timeframes and in a cost-effective manner
* Regularly communicating with property staff and the Client to ensure all maintenance tasks are addressed in a timely manner
* Assured Shorthold Tenancy (AST) portfolio management
* Ensuring that the rental properties are optimally managed with rents maximised, void minimised and properties maintained at the appropriate level
* Overseeing the planned and reactive maintenance, and block management responsibilities
* Representing the Client’s properties - ensuring effective communication; building relationships with tenants and local stakeholders
* Liaising with agents to deal with tenants, negotiate new tenancies and manage renewals
Compliance
* Ensuring properties are compliant with current health and safety requirements and landlord obligations; keeping records up to date at all times o Instructing and managing insurance, including overseeing the renewal and claim processes
* Reporting, analysis and efficiencies
* Writing regular reports to update the Client, seeking instruction where necessary
* Careful budget management to ensure spend is controlled, competitive and appropriate
* Driving continuous improvement in systems, processes and procedures
* Oversight, compilation and management of the Portfolio Work in Progress (WIP)
* Managing utility accounts and suppliers to secure the most competitive tariffs
Suitable candidates should be grads who can demonstrate at least 7 years’ experience working within the super prime residential sector.
Technical knowledge/understanding relating to operating plant and equipment, such as AC, boilers, electrics, lighting and control systems e.g. Lutron and Crestron
The ability to establish productive working relationships with colleagues, tenants, professional advisors, suppliers and other key stakeholders
Understanding of MEES regulations and sustainable energy sources
Commercially astute, globally aware, financially literate, analytical and data driven
Good communicators able to liaise at all levels
