Job Title: Trainee Block Manager Location: Dorking Monday-Friday, 9:00-17:30 (1-2 days per week working from home) Are you a dedicated professional with a background in lettings or property management? We are seeking a Trainee Block Manager to join our client in Dorking. As a Trainee Block Manager, you will initially manage a portfolio of approximately 200 units, with the opportunity to expand your portfolio as you gain experience. You will assist the Block Managers until you are fully capable of managing your portfolio independently. You will ensure that all Block & Estate Management duties are carried out in accordance with the lease/deeds, relevant legislation, RICS regulations, and within specified time frames. You will receive support from a Block Management Coordinator, Accounts team, and Team Leader. Key Responsibilities: Manage the day-to-day and long-term requirements of a property portfolio located within the surrounding areas. Liaise with clients, leaseholders, contractors, professionals, and insurance companies regarding any issues or concerns. Attend and chair Annual General Meetings (AGMs), Extraordinary General Meetings (EGMs), and Directors meetings. Instruct suitable contractors to carry out minor repairs and maintenance work. Ensure that all works are completed to the required standard. Issue Section 20 notices when necessary as part of the major works process. Prepare annual service charge budgets. Work with the accounts team to manage service charge payments, arrears, and invoices. Collaborate with the Block Management Coordinator to ensure the necessary insurances are in place and handle some insurance claims. Ensure that all clients comply with the lease, legislation, health & safety, RICS, and fire risk guidelines. Conduct annual inspections or more frequently as required for properties within your designated portfolio. What is Required? Proficiency in Microsoft Office. A valid driving license and a car insured for business use. Excellent organisational skills, punctuality, and the ability to prioritise your workload. Willingness to attend out-of-office meetings, with time in lieu provided in return
