We’re on the lookout for a strategic, innovative, and results-driven Head of Property for the Southern Region (VIC & WA) to help manage and grow their expansive property portfolio.

Your Role :
As the Head of Property and Development based in Melbourne, you’ll be the mastermind behind managing the property portfolio and spearheading expansion strategies across VIC and WA. Your role will be pivotal in driving growth by identifying, negotiating, and securing new sites, and by overseeing the development of both leasehold and freehold properties.
You'll be the key point of contact for internal teams, stakeholders, and external partners, including property developers, real estate agents, and vendors. Whether it’s finding new properties, renegotiating leases, or innovating internal processes, you’ll lead by example, providing strong mentorship and support to your team of eight direct reports.
With innovation and efficiencies front of mind, you will be an expert at leading initiatives and confident in the roll out of new technology to lead the way in property.
Key Responsibilities :
* Growth and Strategy : Identify and pursue new property acquisition opportunities (both purchase and lease). You’ll play a key role in identifying relocation / redevelopment opportunities for existing sites and contributing to the national expansion strategy.
* Team Leadership : Lead a team of 8 Property and Development Managers across VIC & WA, mentoring them to ensure high performance and a seamless process for property management.
* Property Portfolio Management : Oversee a large portfolio of locations, ensuring that lease renewals, documentation, and all relevant records are meticulously maintained.
* Stakeholder Relationships : Build strong relationships with landlords, councils, real estate agents, and external suppliers to secure the best possible sites and conditions for stores.
* Market Analysis : Use market data, zoning regulations, and environmental studies to drive smart decisions about where they should expand.
* Leasing Strategy : Lead the development of a national leasing strategy, analysing potential sites and ensuring all new proposals meet the financial, strategic, and expansion criteria.
* Systems and Processes : Innovate and streamline property management systems to ensure maximum efficiency, using tools like Lease Eagle to keep everything running smoothly.
* Project Oversight : Coordinate and oversee the successful completion of multiple property projects, from store openings to upgrades and signage.
* Negotiation & Documentation : Negotiate lease terms that favour the business, ensuring all agreements and documents are in order and aligned with company goals.
Who You Are :
We’re looking for a driven, results-oriented leader who thrives in a fast-paced environment. You’ll have a deep understanding of the property and development landscape, with a proven track record of managing portfolios and driving growth in retail, convenience, or similar industries.
You’ll be comfortable leading a team, working closely with stakeholders, and making decisions that drive the business forward. Flexibility will be key in this role, as the growth of the network means your time and priorities will evolve.
You’ll have :
* Experience : A solid background in property management, freehold development, or leasing, ideally in QSR, fuel, or convenience retail.
* Strong Negotiation Skills : The ability to negotiate complex contracts and manage large-scale lease agreements with confidence.
* Communication & Leadership : Excellent communication skills to build relationships with both internal teams and external stakeholders, plus leadership experience to motivate and drive your team.
* Strategic Thinking : A deep understanding of what makes a retail site successful, with the ability to drive strategic decisions and growth.
* Tech-Savvy : Competence in Microsoft Office (Word, Excel, PowerPoint) and leasing platforms like Lease Eagle.
* Financial Acumen : A good understanding of deal structures and the financial aspects of property and development management.
