Job Title: Maintenance Controller (Property)
Location: South West London
Salary: Up to £33,000 + great benefits
A job opportunity has arisen for an experienced Maintenance Controller within our client's property department.
Our client is a well-established company looking for someone with excellent communication and inter-personal skills, a high degree of self-motivation, the ability to work to tight timescales, and a good team member who will support and assist others.
Your Role:
Supporting the Building Surveyors, Senior Maintenance Controller, and Operations teams in the provision of comprehensive and responsive maintenance support service for both reactive and planned preventative maintenance, capital replacement, and compliance across the company's property portfolio.
Day to Day Responsibilities:
1. Ensure the Company's premises and associated premises licenses and other operating licenses are not endangered at any time.
2. Monitor and escalate Statutory Notices and Internal Audit Reports ensuring appropriate repairs are instructed and completed where required.
3. Assist the Building Surveyors in the management of statutory compliance planned maintenance activities.
4. Provide support for critical data ensuring all information is kept up to date as required.
5. Undertake any other duties deemed reasonable and within the scope of the job, at the Company's request.
6. Audit completed planned maintenance visits (PMVs) ensuring appropriate certification is recorded and contractors' costs are accurate.
7. Review all quotations and estimates requiring approval.
8. Audit reactive maintenance works, checking correct hours on site, number of engineers, geo-location activation, etc. Assist the Building Surveyors and Senior Maintenance Controller with audit investigations.
9. Monitor reactive revenue and capital replacement expenditure against budget and projection.
10. Ensure all acquisitions, disposals, and conversion sites are appropriately recorded.
11. Assist the Building Surveyors and Senior Maintenance Controller in identifying performance concerns and issues with any part of the supply chain.
12. Instruct capital equipment replacement in accordance with strategy.
13. Assist the Building Surveyors and Senior Maintenance Controller with management of information systems.
The Skills You Will Have:
1. High degree of maturity, excellent communication and inter-personal skills, high degree of self-motivation, initiative and decision-making ability, ability to work to tight timescales, a good team member who will support and assist others.
2. Knowledge of statutory certification and requirements to obtain correct certification desirable.
