Client-Side Property Asset Management
I am working with a brilliant client-side business, in their search for a Property Asset Manager
Based in London
Main Responsibilities
* Take responsibility for full day to day management of a proportion of the portfolio – including single as well as multi let properties – a mixture of office and industrial estates with some retail
* To inspect properties at least twice a year but quarterly as a minimum for service charge properties
* To be able to draw up service charge budgets and issue reconciliations.
* To work with the accounts team to ensure swift collection of quarterly/monthly rent, service charge etc and to chase arrears when required
* To work with new business team and the asset manager within that team with due diligence where necessary for new purchases, lettings and refurbishments together
* To be able to appoint, and deal with third party consultants, such as letting agents, building surveyors, rent review surveyors, solicitors etc
* To have a good understanding of Landlord & Tenant law and procedures, and implement where appropriate.
* This role will include issuing template lease documents for small offices and managing this process with tenants including outside the Act papers etc.
* To be able to negotiate lettings, lease matters such as assignments, surrenders, alterations, rent reviews, lease renewals etc
The Candidate:
* Commercial Property Management experience essential
* RICS qualified beneficial, but not essential
* Ideally experienced with QUBE or a similar property management system, Dwellant, Excel, Word and Outlook.
