Title: Senior Maintenance Officer Type: Permanent Hours: Full Time ( Monday Friday) Location: Invergordon/Hybrid Salary: £47,496 - £50,410 Details: Our client is looking to appoint a Senior Maintenance Officer on a full time, permanent basis. The purpose of the role is to support the Repairs and Maintenance Manager in the management of complex repairs, voids and planned works undertaken by technical officers to ensure aims, objectives, performance standards and customer needs are met or exceeded in accordance with all relevant legislation, policies, procedures, and best practice guidance, and within available budget parameters. Duties include: Support the Repairs and Maintenance Manager in the delivery of repairs and planned works. Oversight of complex repairs, voids and planned works undertaken by technical officers, using experience to provide support and guidance and lead by example in the delivery of all work. Key contributor on the procurement of works via public contracts Scotland. Provide the Repairs and Maintenance Manager with monthly financial and performance reports, including KPIs in relation to repairs, voids, and planned works. Increase customer satisfaction and improve methods of capturing information. Effectively investigate and manage customer complaints or disputes that may arise due to service failures and ensuring that any problems encountered are resolved swiftly. Work with Senior Repairs and Compliance officer to ensure collaboration and cover. Lead on and report progress on all voids works, attending and chairing the weekly void meeting. Ensure repairs are diagnosed correctly, works completed to a high standard within set timescales. Continuously improve team performance in line with targets set. Creation, delivery, and administration of all programmes of work in relation to properties. Contract management of all consultants and contractors required to deliver programmes of work and to act accordingly to remedy and areas of non-performance. Complete technical guidance documents Attend regular joint visits with the technical officers to provide guidance and advice. Ensure all inspection activities are managed and timescales met. Ensure that all procurement is compliant with policy and procedures and that there is a clear audit trail in relation to procurement activities. Ensure contracts are current, represent good quality, value for money whilst providing meaningful community benefits for our customers. Ensure contract obligations are adhered to and performance is measured and reported on. Provide exception reports on out of sequence planned works to Repairs and Maintenance Manager. Comply with safe working practices and complete online training as and when required. Take reasonable care for own health and safety and that of others who may be affected by acts or omissions at work. Person Specification A minimum of level 2 Asset Management and Building Compliance qualification IOSH qualification Knowledge of repairs and maintenance requirements within large housing portfolios Experience of delivering excellent customer service within a supervisory role. Experience working in and leading multi-disciplinary teams. Good working knowledge of IT systems including Microsoft365 packages. Proven ability to lead a team to meet team targets. Excellent organisational skills and ability to prioritise and manage a diverse workload. Personal Attributes Commitment to improving service provision and improving levels of tenant satisfaction. Holiday Entitlement: The paid annual holiday entitlement is 40 days for a year. This figure includes (pro rata) 28 days Annual Leave and 12 days Public Holidays.
