Warrington and Halton Teaching Hospitals NHS Foundation Trust are seeking to recruit a skilled Maintenance Assistant to join our estates department.
The post holder will be a skilled operative and have previous experience in an engineering or building discipline and will have the skills and knowledge to work as part of the estates team to deliver a comprehensive estates maintenance service, ensuring compliance with Trust standards, procedures and legislation across the estate portfolio.

Main duties of the job
To undertake routine and statutory maintenance tasks to building systems, water compliance, building fabric maintenance, medical gases, engineering plant and general maintenance.
The role supports multi-skilled trades on a range of maintenance works and is expected to carry out a limited range of unsupervised skilled tasks and utilise the Computer Aided Facilities Management (CAFM) system and other specialist software to ensure a joined-up quality service is delivered.
Job responsibilities
* The Maintenance Assistant will utilise a range of skills obtained from experience in a construction or engineering environment.
* Complete Water Hygiene Planned Preventative Maintenance tasks in accordance with Trust procedures and services.
* Input data from Planned Preventative Maintenance tasks to electronic water safety compliance software in real time as they are completed.
* Undertake minor repair works and general maintenance activities at the request of the Estates Officers.
* To liaise with Estates Officers, regarding plant or equipment failures and to request the supply of goods and/or services as necessary.
* Carry out routine planned preventative maintenance inspections in accordance with Trust procedures and services.
* Complete all report sheets as necessary.
* Always interpret and follow regulations.
* Assist undertaking installations and/or enabling works.
* Use all relevant PPE, tools and equipment within safety guidelines as necessary for the completion of works.
* Assist Competent Persons undertaking mechanical installations and/or enabling works.
* Work with and always follow the instructions of Competent Persons.
* Carry out unsupervised routine and statutory maintenance tasks within the Trust and on the building systems and engineering plant which do not require the skills of a skilled Craft worker.
* Carry out specific tasks requiring a level of skill equivalent to that of a Craft Worker, e.g. plumbing, bricklaying, gardening, painting, plastering which may include manipulation of objects or use of tools, etc. These skills will have been obtained as a result of formal training and qualifications.
* Carry out routine checks and inspections on safety critical plant and equipment.
* Collect data from plant and equipment. Provide accurate feedback to Estates Officers on the state of equipment.
* Assist higher skilled staff in schemes of maintenance, and new works across a full range of building, and engineering trades within the constraints of Health & Safety Policies.
* Accept work allocation from Estates Officers and Helpdesk Staff. Ensure allocated work is carried out to agreed priorities scheduling and prioritising both routine and non-routine activities where there may be unpredictable incidents or emergencies recording these on the estates maintenance job planning systems.
* Feedback to customers on progress of work.
* Carry out work in patient areas ensuring Health & Safety, Patient safety, privacy and dignity are maintained.
* Provide feedback on a job-by-job basis to Estates Officers, advise on and assist with requisitioning of spares and materials.
* Understand and apply the basics of hygiene, control of infection for patients and self-protection.
* Carry out duties in all areas of the Trust's Estates. This may involve work in hot/cold, confined, and/or dirty conditions. Comply with appropriate Trust and Health & Safety Regulations and precautions.
* Assist in surveys and provide information for the Estates Department as required.
* Carry out work in emergency conditions e.g. Fire, flood, etc., which may result in exposure to emotional or distressing situations.
* Comply with and contribute to the development of Estates Working & Safety Rules.
* Undertake training and learn new techniques.
* Instruct new starters and colleagues on features of the work.
* Personal duty of care in relation to equipment and resources used in the course of work.
Person Specification
Qualifications
* NVQ / City & Guilds or equivalent qualification in one or more estates disciplines.
* Health and Safety training.
Experience
* Previous work experience in a building or engineering discipline.
* Previous experience working within a healthcare environment.
Skills, Knowledge and Competencies
* Good communication and IT skills.
* Willing to participate in CPD.
* Willing to participate on a weekend rota.
