Key Responsibilities Oversee and manage large, complex property developments Foster strong client relationships and maintain regular communication Effectively manage multiple tasks and adapt to changing workloads with a proactive and flexible approach Stay informed on the latest Government regulations and guidelines, as well as industry standards Review and negotiate service contracts, establish service levels, identify preventive maintenance needs, and approve expenditures within established guidelines (ensuring compliance with Section 20 thresholds for works and long-term agreements) Conduct property inspections and prepare detailed reports Perform routine risk assessments on all properties within your portfolio Review and act on Health and Safety reports (including fire risk assessments, water hygiene, asbestos, and lift engineering) and coordinate necessary corrective actions in collaboration with the client Collaborate with Health and Safety consultants and contractors when required Attend client meetings and Annual General Meetings (AGMs) Prepare and manage Service Charge budgets Requirements Must have at least 2 years property management experience, that includes block management Must hold Propertymark or RICS recognised qualification(s) Must be a driver Good understanding of local demographic Person Profile Detail-oriented professional with strong financial acumen and project management skills. Experienced in managing service charge budgets and overseeing property maintenance. Excellent communication skills to liaise effectively with clients, contractors, and stakeholders. Strong understanding of regulatory compliance and industry best practices. Ability to provide exceptional customer service while operating with a directors mindset. Proficient in using technology to streamline operations and improve efficiency. Flexible and willing to conduct regular site visits as part of the role.
