About the role
We have an exciting opportunity for a Communal Services Supervisor to join our Estate Services team, based in the West Midlands. You will be responsible for maintaining designated estates, ensuring they are safe, clean, and well-presented places to live.
In this role, you will:
* Conduct communal audits to assess and maintain service standards.
* Directly manage in-house Estate Service staff, including cleaners and Building maintenance assistants.
* Oversee contractors delivering grounds maintenance services, ensuring high performance.
* Proactively manage service budgets and report directly to the Communal Services Manager.
* Act as the main point of contact for customers, contractors, and colleagues, building strong working relationships across all teams.
Key Responsibilities
1. Operational Management
o Report and monitor responsive repairs, fly-tipping issues, and safety concerns within communal areas.
o Organize and attend team meetings, training sessions, and company events as required.
2. Team Leadership
o Conduct regular performance reviews, appraisals, and team training.
o Plan and prioritize weekly working schedules to ensure efficient service delivery.
3. Contractor and Budget Management
o Liaise with external contractors to ensure grounds maintenance services meet agreed standards.
o Monitor service budgets and provide regular reports to the Communal Services Manager.
4. Compliance and Health & Safety
o Ensure compliance with Health and Safety guidelines, including proper use of PPE.
o Conduct risk assessments and maintain records of site inspections.
o Provide accurate and responsible reporting of onsite Health and Safety issues.
5. Customer Service
o Act as a key contact for resident queries and complaints, delivering timely resolutions.

About You
The ideal candidate will:
* Be customer-focused, approachable, and skilled at maintaining good relationships with customers and stakeholders.
* Possess strong leadership qualities and a proactive approach to managing teams.
* Have a good understanding of COSHH and Health & Safety regulations.
* Hold a full, valid UK driving license.
Desirable Experience:
* Experience in grounds maintenance or managing service charges.
* Previous experience within a housing association or similar sector.
