We are seeking an experienced Head of Lettings with the skill and desire to manage and grow our national portfolio of residential and student properties. Particularly as we start to open our residential lettings branches throughout the country.
The successful candidate will demonstrate an accomplished career in the residential lettings industry with significant people management experience. Student letting knowledge is advantageous but not essential.
Reporting to the Xenia Lettings Director, this is an exciting position with a high level of autonomy, for a driven and goal-orientated individual to lead a nationwide team with an already established portfolio.
The role will be predominantly based at our Head office in Sale. There will be the option for occasional work from home. Though please note, there will be occasional travel throughout the country to our various sites and assess and oversee new branches and monitor manager performance.
Job Description:
To oversee all elements of the front-end lettings, particularly team with a strong focus upon acquiring new landlords and overall portfolio growth.
Working closely with the Xenia Lettings Director regarding recruitment and management of a new team, as we open our first wave of residential lettings offices.
Ensure site staff are managed and motivated to maximise occupancy levels and secure new landlords. As well as recruitment for new roles across the lettings business.
Work alongside the marketing department to increase Xenia Lettings exposure in both a sense of capturing new business and communicating USPs to ensure all units are let at maximum prices.
Delivering a strategy with Our Senior Residential Lettings Manager to maximise all income streams and review current working practices, including letting and tenancy process.
Increase Xenia exposure and presence amongst local and national accreditation services.
Job Role:
Including the above and not limited to;
* Attending any quarterly leaseholder meetings either personally or virtually along with the rest of the SLT.
* Ensure best practice and processes are in place around tenancy renewal, progression and lettings.
* To oversee the opening of new residential lettings offices, from recruitment to quarterly 121’s of the branch managers and setting of branch targets and monitoring P&L
* To manage the lettings team to ensure all individuals are supplied with specific KPI’s
* To develop our senior residential lettings manager based in head Office
* To recruit train and monitor any new, senior lettings and accommodation personnel
* To achieve the lettings and occupancy requirements for all properties within the portfolio.
* To provide a high standard of customer service and contract management to all landlords.
* To be responsible for the effective management of all escalated complaints, by either tenant or landlord.
* To liaise and maintain relationships with all stakeholders or third-party organisations.
* Managing and auditing staff to ensure they carry out their duties to an appropriate standard, in line with HR procedures, and to carry out disciplinary/grievance procedures with the support of HR and Management.
* Appreciate and understand the flexibility required when business levels peak and trough and deliver the best possible service. Due to the nature of the role, it may be necessary to work some unsociable hours, including weekends, especially during the student arrivals and departure periods.
* To promote and contribute to the Company culture.
* To produce a high standard of reports, ensuring all the required information is delivered in a timely, accurate and in the required format.
