Facilities Management Contracts Manager – Electrical & Fire
Reporting to Facilities Senior Contracts Manager
Our client is a leading provider of comprehensive Mechanical & Electrical Building Services and Facilities Management solutions. Due to continued business growth and as they expand their operations, they are looking to recruit a skilled Facilities Management Contracts Manager for Electrical & Fire Alarm Systems to join their dynamic team.
Job Description
Manage and lead the Technical Team of Electricians and Sub Contractors in the delivery of PPM’s, Reactive Maintenance and Remedial & General Works across Electrical Systems and Fire Alarm Systems.
Manage and co-ordinate the Technical Teams ‘On-call’ Rota to ensure that it is up to date and that adequate cover is in place for any out of hours calls
Apply your knowledge of respective trade (Electrical & Fire Alarms) to allocated project
Always represent the company in a professional and positive manner to internal and external personnel
Build and maintain client relationships and good working practices with our Supply Chain Partners/Suppliers and engage with them to ensure they deliver works in a cost effective & timely manner and the appropriate standard of quality
Ensure SLA’s are achieved and any KPI’s are met with plans in place to drive performance improvement where needed
Ensure Planned Maintenance Schedule is adhered to on time and that the necessary maintenance, test and inspection certification is submitted by the Technicians on time
Ensure Compliance & PPM Certificates are completed to the appropriate standard. Ensuring that any remedial works are identified, quoted to the client or completed and that a satisfactory compliance test certificate is in place and in date
Compile quotes based on time, material and subcontractor requirements in order to deliver the scope of work as outlined by the customers whilst also ensuring safety and legislative standards are met
Act as a Subject Matter Expert in the technical aspects of the role and provide guidance to the Technicians & Subcontractors and the Management Team.
Attend meetings with Management and colleagues and chair Team Meetings as required
Ensure all jobs are logged and completed via the company CAFM system to support operational and financial performance reporting
Ensure Technicians working times, overtime sheets and expense forms are accurately recorded and submitted on time
Support the tender process to gain new contracts and projects with wide and diverse content
Oversees and allocates work to teams and subcontractors on their respective activities
Compile Reports in-line with any customer and internal business requirements
Look to Sustainably use resources/materials and recycle where possible
Required to travel to various locations in order to fulfil their allocated task
Based in the office and expected to keep all contracts information and files (hard and electronic) up to date and in appropriate order.
Follow instructions from Directors or Managing Director regarding schemes and scope of works; communicate these to operatives in your team.
Monitors materials and orders appropriately and within budgets allocated to each project
Undertake site audits & inspections, snag reports, aspects and impacts, environmental considerations, health and safety audits and any other necessary paperwork to a high standard and the company's quality management expectations
Adhere to ISO 9001/14001/45001 protocols and control measures, including facilitating audits.
Liaise with our Health and Safety Forum and Human Resources Coordinator to engage with Learning and Development in accordance with Site Safety Regulations; keeping them up to date as required. Prompt others to do so.
Keep training records and copies of operatives’ qualification, emergency contact details and medical information to hand on site
Manage any absence with the team effectively and ensure the appropriate processes are followed
Manage financial budgets and expenditure to ensure cost control is in place. Maximise P&L performance through good commercial acumen and practice
Support revenue and margin growth through strong business development and maximising any opportunities available
Any other duties which are required by the business and within the scope of the role
Personal Specification
* NVQ Level 3 or equivalent in your chosen discipline
* Experience of maintaining client relations and tendering for new work
* Experience of effectively building and managing teams of Technicians
* SSSTS Essential, SMSTS Desirable
* A decisive, results focused Leader with strong organisational, prioritisation and project management skills
* Ability to use own initiative, working accurately with policies and procedures
* Excellent knowledge of maintenance service across PPM’s, reactive and quoted works
* A working understanding of Electrical, Mechanical and Building Fabric equipment
* Excellent written and verbal communication skills
* Highly flexible and self-driven with strong ability to manage their own time
* Prioritise workload and meet deadlines
* PC literate across Excel, Power-point with experience of CAFM systems
* Full Driving License
