Site Manager
Salary: £55,000 - £65,000
Location: Exeter, EX2
We are working with a leading customer-focused housebuilder who, due to continued growth, has asked us to invite applications for the position of Site Manager to join their Western region team.
Purpose of the Role:
1. Always ensuring compliance on site to the company’s Health and Safety standards and processes, NHBC standards, building regulations, and overall quality standards.
2. Coordinating labour and resources on site to deliver the build programme on larger developments, and proactively scheduling trades to ensure optimum delivery.
3. Undertaking company-directed quality control procedures and inspections at the correct timings and rectifying any defects to avoid additional costs, time delays, or reduction in final quality.
4. Monitoring and controlling the cost of production, and approving payment to contractors and trades where appropriate.
5. Initiating and attending plot inspections with the Local Building Inspector or NHBC, taking corrective action to ensure a minimum of RI’s/BRI’s.
6. Carrying out toolbox talks or similar on-site briefings to influence, gain commitment, and drive best practice.
7. Displaying a proactive approach to mitigating risk, build sequencing, and overall quality on site.
8. Liaising proactively with other internal departments, external suppliers, and partners to ensure the build programme is achieved.
9. Working with Sales through regular build/sales meetings to ensure smooth and controlled delivery of homes for customers.
10. Delivering a high standard of site presentation.
11. Carrying out New Home Demos with the Sales Advisor and customer(s) to demonstrate the home, answer questions, and rectify any issues before Legal Completion.
12. Ensuring the on-site construction team is fully resourced and well-directed, with clear guidelines to their responsibilities, and provided with full support in achieving these in terms of communication, training and development, and the organisation of the site’s workload and resources.
13. Showing a good behavioural example in all aspects of health and safety, organisation, conduct, quality of work, and professionalism.
Experience/Skills:
1. Extensive experience of working to an established build programme and managing key priorities.
2. Proven good leadership and the ability to consistently deliver on quality and weekly targets through good organisation of the labour force and promoting a team-working ethic.
3. Excellent communicator, with an emphasis on explaining detail and gaining full compliance.
4. Ability to prioritise tasks to meet changing business needs, demonstrating a strong problem-solving ability.
5. A member of the Chartered Institute of Builders and/or qualified to NVQ level 5 in Construction Management, or a time-served tradesman with considerable experience of the full range of construction trades.
6. In-depth knowledge of all aspects of construction and housebuilding, and the relevant legislative requirements e.g. Health and Safety, NHBC requirements, and Building Regulations.
7. A thorough knowledge and well-rounded experience of dealing with customers and potential customers, including giving information and advice, resolving customer issues, and confirming company procedures.
