Role Overview: Quantity Surveyor / Future Commercial Manager We are seeking an experienced Quantity Surveyor with the ambition and capability to advance into a senior Commercial Manager role.
This position is ideal for an individual ready to take on leadership responsibilities, develop, and lead a comprehensive commercial team.
Potential to be or become a key member of our senior management team, you will play a pivotal role in shaping our commercial strategy and overseeing projects across Ireland, the UK, and Europe.
You will lead and implement core commercial, contractual, and quantity surveying processes.
You'll be the go-to person for monitoring and reporting on significant commercial and contractual issues, assisting in risk assessment, and maximising cash flow.
Your expertise will be key in preparing compensation events or claims, negotiating commercial terms with clients and suppliers, and building strong relationships with all stakeholders.
We're looking for someone with strong commercial leadership skill.
Flexible and knowledgeable across different Construction Form Contracts, excellent negotiation and communication skills, and the ability to manage and motivate a team across various projects.

Foster strong relationships with clients, contractors, and stakeholders, ensuring high levels of service and satisfaction.

This role is designed for a dynamic and motivated Quantity Surveyor who is looking to grow into a critical leadership position, capable of influencing and driving the commercial success of our operations across multiple regions.
Skills required 3rd level Degree qualification in Quantity Surveying and be able to demonstrate a high level of experience (ideally 5 years).
Proven track record in a superior role in both Estimating, Contractual Issues, Final Account negotiations Estimating & Tendering Very familiar with Contracts and Contractual Disputes.
Excellent team worker Technical knowledge of construction processes Must be experienced in Civil Engineering / Groundworks High attention to detail Efficient with time and an ability to work under pressure Problem solving Excellent IT skills Strong communicative skills both written and oral Strong analytical skills Full and clean driving license Relevant safety accreditations Must be very strong and competent on fully using a contract in place A professional qualification (e.g., MRICS/MCICES) is a plus.
Job Roles: Reporting to the Operations Manager and Managing Director, duties will include but not be exclusive to:
- Manage and negotiate the subcontract tender process, including estimating, the selection of Sub-Contractors, and provision of all relevant contract and schedule documentation.
Preparation and processing of quotations, bids and tenders within client deadlines.
Produce breakdowns and undertake value engineering processes to meet client budgetary requirements.
Preparation of reports and technical documentation, as well as assisting with bid and tender documentation, and contractual terms.
Preparation of cost, value and reconciliation monthly reports on each assigned project.
Monitor cash flow and valuation planning, ensuring applications / valuations are made correctly and in a timely manner.
Completion of site measurements and preparing estimates for clients.
Coordinate with Clients, Sub-Contractors, Suppliers to ensure information; costs, profitability and value meet the requirements of each project through to final accounts.
In the event of a contractual / payment dispute, display a proactive approach to resolve the situation in a timely fashion.
Manage sub-contractor's account in strict accordance with their terms and conditions to meet project demands/timeframes.
Ensure all duties are carried out in accordance with company standard HSE policies & procedures.
Typically based in the Rostrevor office but flexible to travel across to UK when required.
Willing to work with and become part of a team, developing each others skills.
Material take-offs ; checking Quantities against BoQ and relevant specifications.
Daily Program Checking, Programming, Weekly program reporting, week lookahead plans, (and follow ups) creating consistent Make Ready Needs along with Site Manager, outline delay notices.
H&S duties.
Avoided construction delays by efficiently following through with all site inspections in a timely manner.
Conduct production and operations meetings, which facilitate stronger communication and the ability to resolve critical issue.
Assistance in procurement and buying of materials.
Work extended hours to meet project deadlines if required.
Payment notices and final accounts to subcontractors.
Responsible for labour allocations along with Contracts Manager and management of labour teams.
High level of IT literacy, especially in Microsoft Packages (Word, Excel, PowerPoint and Outlook).
