My client, an ever-growing building contractor, is looking for a Residential Refurbishment Project Manager to oversee high-quality refurbishment projects for existing residential properties. You will be responsible for managing projects from initial planning through to completion, ensuring everything runs smoothly and meets the highest standards.
The role involves:
1. Project Planning & Coordination: Create detailed project plans, work schedules, and budgets. Coordinate tradespeople and suppliers to ensure all work is completed on time and within budget.
2. Site Management: Conduct regular site visits to monitor progress, quality of work, and compliance with health and safety regulations. Resolve any on-site issues quickly to avoid project delays.
3. Client Communication: Act as the main point of contact for clients, providing regular updates and managing expectations. Handle any changes to project scope and ensure clients are satisfied with the end results.
4. Budget & Cost Management: Track project costs and ensure financial targets are met. Negotiate with contractors and suppliers to obtain the best rates and manage any budget variations.
5. Material Management: Ensure all materials are ordered and delivered to site on time to avoid delays. Source and purchase any additional materials to meet project requirements while maintaining good relationships with suppliers.
6. Quality Assurance & Handover: Inspect all completed work to ensure it meets specifications and quality standards. Oversee snagging and ensure any issues are resolved before handover to the client.
You will need to have at least 5+ years of experience managing residential refurbishments, renovations, or similar construction projects. A strong understanding of construction processes, from layout changes to high-quality finishing work, is essential. You should possess excellent time management skills, strong leadership abilities to manage and motivate subcontractors and suppliers, and excellent client-facing communication skills. Experience in procurement and material management is a plus.
