Your new role
We are seeking a Capital Delivery Manager (Major Works) to join our Capital Delivery team within Housing Management. This role involves leading a team responsible for managing a portfolio of individual contracts and call-off projects. You will work closely with residents, associations, and senior management to ensure a cohesive and integrated approach. Key responsibilities include monitoring and reporting on programme delays, implementing mitigation strategies, managing cost profiles, and ensuring all cost variations are reconciled and approved.
As the Capital Delivery Manager (Major Works), you will oversee several large, high-value schemes, addressing multiple issues and solutions while managing the Project Management Team. Your team will focus on meeting the Council's Decent Homes compliance requirements, with significant emphasis on improving building fabric and communal areas. This role is crucial in ensuring the safety and security of our residents in their homes and neighbourhoods.
By leading these major works, you will directly contribute to enhancing the quality of life for our residents. Your efforts will ensure that homes are safe, secure, and comfortable, fostering a sense of well-being and community pride. The improvements to building fabric and communal areas will not only meet regulatory standards but also create a more pleasant and cohesive living environment for all.
What you'll need to succeed
Qualifications:
* Relevant professional membership/qualification (e.g., RICS/CIOB) or equivalent experience.
* Project management qualification (e.g., APM or equivalent).
Skills and Experience:
* Proven experience managing high-value capital works (£50m/year).
* Expertise in contract management, procurement, and major works schemes.
* Strong understanding of specifications, designs, and feasibility reports.
* Experience coordinating projects across departments.
* Expertise in leaseholder and resident engagement.
* Successful track record in project/programme delivery.
* Analytical skills for interpreting figures and making decisions.
* Ability to prepare design briefs, specifications, and contracts.
* Strong negotiation, influencing, and leadership skills.
