The Role As a Property Management Team Leader, you will be responsible for overseeing a team of block managers and administrators, ensuring the delivery of outstanding service and smooth operations across the portfolio. Working both remotely and from their Cardiff office, you’ll provide leadership, guidance, and support to your team, while also building strong relationships with contractors, leaseholders, and stakeholders.
Key Responsibilities
Act as the first point of contact for escalated block management issues and liaise with stakeholders as required.
Manage maintenance tasks, coordinate contractor access, and negotiate competitive pricing for services.
Oversee compliance processes, ensuring that properties meet all legal and regulatory requirements.
Guide and support the preparation of legal documents and ensure the section 20 process is followed accurately.
Conduct and attend AGMs, ensuring accurate minutes are recorded and shared.
Lead recruitment, training, and HR processes for the block management team and site staff.
Monitor budgets and planned maintenance schedules, ensuring they align with client expectations and company standards.
Review KPIs and create action plans to maintain or improve performance metrics.
Collaborate with senior management on tenders for new business opportunities.
Organise team schedules, site visits, and remote working arrangements.This role also includes responsibility for maintaining high standards of customer service, reporting on team performance, and identifying areas for improvement.
What We’re Looking For The ideal candidate will have:
Experience: Proven leadership within property management, student accommodation, or a related field.
Qualifications: Relevant property management qualifications (e.g., ATPI or equivalent).
Skills: Strong organisational, communication, and problem-solving skills.
Mindset: A customer-focused approach with a commitment to maintaining high standards.
Tech Proficiency: Familiarity with CRM systems and property management software.What’s on Offer?
