Detailed job description and main responsibilities
1. Develop and maintain effective working relationships with managers, colleagues, trades staff, administration, contractors and trust wide service users.
2. Provide managerial, technical and operational advisory support to the maintenance staff and contractors to the Trust.
3. Provide operational advisory support to Trust staff and managers to ensure compliance with all safety standards and procedures.
4. Be responsible for the supervision of the Trust's directly employed maintenance workforce.
5. Ensure the team is working efficiently, planning workloads and making task-specific parts/materials available.
6. Manage, supervise, and develop Multi-skilled Maintenance Craft workers, Estate Support Workers and assess/evaluate the quality of work. Support the provision of professional management/supervision, induction and training of new starters, apprentices and Maintenance staff as part of a personal development programme.
7. Use and monitor I.T repairs and maintenance management system (FM First) to provide accurate information on the maintenance functions.
8. Re-schedule and reallocate work priorities at short notice to meet the changing needs of the Trust.
9. Respond to and liaise with other members of the Trust's staff who request assistance.
10. Liaise with Wards and Departments to ensure requested work is specified correctly to meet the users' needs, provided efficiently and completed within the agreed priority response periods.
11. Liaise with Senior Estates Officer regarding plant or equipment failure and request in writing the supply of goods and/or services with reference to manufacturers manuals etc. Maintain stock levels for spares and equipment.
12. Advise the Senior Estates Officer and/or Senior Hospital Staff on maintenance issues as required outside of normal office hours.
13. Make yourself aware of your responsibilities for Infection Prevention and Control. Co-operate with the trust in ensuring compliance with all infection prevention and control policies and procedures.
14. Ensure statutory compliance testing and Planned Preventative Maintenance on engineering plant and equipment is completed across all Trust sites.
15. Refer to and understand all Engineering/Technical drawings, specifications, and technical manuals.
16. Assist in commissioning of services, plant, and equipment.
17. Be conversant with current legislation and guidance specific to engineering services; Decontamination, Electrical, HVAC, Medical Gases, Building Management Systems, water systems.
18. Understand the workings of mechanical, electrical, and plumbing infrastructure systems within all Trust properties and pass on knowledge to others.
19. Ensure the preventative maintenance of hydraulic, pneumatic and vacuum systems, pipe medical gases, and medical air plant are carried out as per guidance.
20. Ensure the preventative maintenance for the control of legionella in water systems are carried out as per guidance.
21. Supervise the operation of permit to work systems for engineering/building areas.
22. Be prepared to work in hazardous areas, confined spaces and on contaminated equipment, ensuring safety measures are taken.
23. Through the use of Risk Assessments and Maintenance records ensure compliance with statutory and other regulations.
24. Be fully conversant with all Trust policies and procedures including Fire Safety, Infection Control, Health & Safety at Work Act, COSHH Regulations and Manual Handling guidance.
25. Identify and prioritise own workload and that of others when appropriate.
26. Participate in the operation of the performance management information system, including timely completion of paperwork.
27. Carry out planned preventative maintenance audits and inspections in accordance with Trust procedures and schedules.
28. Ensure the security of all plant, equipment and buildings under the jurisdiction of the Maintenance Department.
29. Ensure adequate cover during periods of annual leave and other staff absences.
30. Assist with, and support the Trust's Engineering Officers in project work, new equipment testing and commissioning.
31. Keep plans, electronic and hard copy records, spreadsheet statistical data updated and revised as necessary.
32. Assist and support the maintenance manager and provide cover for this post as required.
33. Report all incidents using the DATIX system involving incidents, accidents and near misses.
34. Drive appropriate Trust vehicles for transporting personnel or equipment.
Person specification
Qualifications & Education
Essential criteria
* Relevant qualification in a building or engineering discipline (NVQ level 3)
* GCSE English and Mathematics or equivalent level of skill/qualification
Desirable criteria
* ONC or HNC in a building or engineering discipline
* Attained a recognised advanced craft Certified qualification
* Completed and hold a recognised and certified supervisory/leadership qualification.
* HTM competent person training.
* Hold a current UK Driving license
Knowledge & Experience
Essential criteria
* Proven ability to understand and comply with detailed procedures.
* Extensive knowledge of specialist engineering/building services.
* Long experience and time-served within a recognised Trade related position or site management.
Desirable criteria
* Experience of working within the NHS.
* Experience of working within a complex maintenance environment.
* Demonstrate supervisory/team leader experience in a multidiscipline environment.
* Demonstrate awareness or assistance with financial budget control.
* Experience of working on maintenance related IT systems and BMS such as FM First, Concept, Trend, Honeywell etc.
