We are looking for a Strategic Land Manager to play a key role in securing, promoting, and delivering strategic land projects for future development.
About the Role
As a Strategic Land Manager, you will be responsible for identifying, acquiring, and promoting medium to long-term strategic land opportunities to expand Alderley Group’s development pipeline. You will work closely with landowners, agents, local authorities, and planning consultants to secure and progress land through the planning system, ensuring maximum development value and deliverability.
You will play a key role in shaping Alderley’s land strategy, helping to secure sites that will contribute to our future growth and ensure our continued success in delivering high-quality housing.
Key Responsibilities
Strategic Land Identification & Acquisition
1. Identify, assess, and secure medium to long-term strategic land opportunities that align with Alderley Group’s development strategy.
2. Proactively engage with landowners, agents, local authorities, and promoters to establish and maintain a pipeline of high-quality land opportunities.
3. Negotiate and structure land agreements, including option agreements, promotion agreements, and conditional purchases, ensuring optimal commercial terms.
4. Conduct financial appraisals, feasibility studies, and risk assessments to evaluate land opportunities and determine their viability for future development.
5. Monitor emerging local plans, land allocations, and policy changes to identify opportunities for strategic land promotion.
Land Promotion & Planning Process
1. Work with internal Planning, Technical, and Development teams to progress land through local plans and planning frameworks.
2. Submit site representations, planning applications, and strategic land allocations to secure planning consents for development.
3. Engage with planning authorities, legal teams, and external consultants to manage the planning process and navigate policy challenges.
4. Ensure effective land promotion strategies that align with national and local housing requirements.
5. Build and maintain strong relationships with key stakeholders, including landowners, housing associations, planning officers, and local government bodies.
6. Stay ahead of market trends, planning reforms, and local authority housing needs to inform acquisition and promotion strategies.
7. Attend industry events, networking opportunities, and planning consultations to enhance Alderley’s presence in the land sector.
Financial & Legal Management
1. Work with legal advisors to structure land transactions that minimise risk and maximise value.
2. Prepare business cases and investment reports for internal approval, ensuring all acquisitions meet strategic and financial objectives.
3. Oversee due diligence processes, ensuring land acquisitions align with company goals and external regulatory requirements.
What You’ll Need
1. Minimum of 5 years’ experience in strategic land acquisition or land promotion, preferably within residential development.
2. Proven track record of securing and promoting strategic land through the planning system.
3. Strong knowledge of UK planning policy, land agreements, and development frameworks.
4. Excellent negotiation skills and commercial acumen, with the ability to secure favourable terms.
5. Strong network of contacts, including landowners, agents, planning officers, and local authorities.
6. Full driving licence and willingness to travel regularly.
