We are currently looking for a talented and driven Senior Commercial Manager to join our traditional arm, OD Interiors, helping us to successfully delivery projects on time and on budget, maximising our GP and minimising our commercial risk.
Responsibilities include but are not limited to:
* Working as an integral member of the core projects team, supporting the Surveying Director and Project Director in the successful delivery of fast track fit-out projects up to £5m
* Mentoring and leadership of other team members to foster development and progression
* Maximising the commercial position of our projects whilst always maintaining a positive client relationship
* Managing the workload and deliverables of the commercial teams within your unit, including monitoring resource and identifying needs to the Surveying Director
* Creating an achievable construction budget for each project, and monitoring the delivery team against the targets set out
* Regularly holding commercial reviews for each project to address commercial performance, identify potential risks, and deliver solutions
* Advising on subcontractor selection for each package of works, developing positive and impactful relationships with our supply chain
* Building positive relationships with clients, consultants and third parties (e.g. building control)
* Providing support to pre-construction team at tender stage as required, including input to supply chain lists, scope definition, review of supply chain tender, contract amendment reviews /comments, commercial write ups for submission documents and attendances at mid and post tender interviews
* Leading and managing two stage procurement, where applicable, through to conversion and successful delivery
* Successfully managing each procurement schedule to maintain or improve programme requirements, report on progress, and ensure we meet our sub-contract requirements
* Protect our contractual position by ensuring all obligations are discharged appropriately, both up and downstream
* Ensuring EOTs, Notices of Delay and claims are presented and managed correctly, and in accordance with the contract
* Attending design team meetings to proactively manage costs, including giving advice on product selection and specifications, and recommending value engineering exercises
* Ensuring upstream valuations and invoices are issued on time, with monies monitored and chased to ensure timely payment
* Completing the final account administration in good time, including managing the retention release close out and final receipt of monies
* Reporting in an accurate and timely manner, including CVRs, cashflows, PEP, etc
* Striving for continuous improvement to our internal processes
* Maintaining and continually improving client relationships; identifying decision makers within client organisations to promote new business streams.
Skills and experience required:
* Previous experience in a similar role within the construction or fit-out sector
* Deep comprehension of cost vs value and how best to maximise potential whilst minimising risk
* A team player who takes accountability and seeks to drive continuous improvement
* Excellent verbal and written communication
* Advanced negotiation skills and contractual knowledge
* Proficient in ASTA Power project or similar
* A proven track record of delivering projects safely, on time, and on budget
* A methodical process-driven approach, with excellent attention to detail
* A confident, knowledgeable, and articulate personality, able to collaborate effectively with others
