Reporting to the Senior Director, Investments in the US, this role coordinates and participates in the strategic direction and execution of the European investment activities and underwriting processes. The Director, Investments is crucial in managing the investment portfolio, assessing risk, and ensuring the profitability and sustainability of investment decisions through addressing trends, opportunities, and issues. The role liaises with key internal stakeholders to maximize revenue, cash flow, and our return on investment. In addition, the position holds important roles supporting future and current partnerships and acquisitions that the Company undertakes.
Job Description
Essential Functions
Deal/Pricing analytics:
1. Work with the senior management team to develop and execute underwriting guidelines and assumptions and policies aligned with business objectives and risk appetite across Europe.
2. Prepare materials and coordinate approvals for bi-weekly capital, deal, and investment committees and communicate key messages and provide updates to the senior management team and sponsors; respond to ad hoc requests.
Responsible for the oversight of investment and underwriting workstreams in Europe.
Support partnership and acquisition and development analysis:
Assist in the evaluation of acquisition and development opportunities, and provide underwriting and other support for key elements of the value creation process, including business case development, financial modeling, and approvals for the following:
1. Site acquisitions, site development and capital expenditures, leasing activity for new developments, other new business analysis.
2. Identify automation opportunities to enhance productivity, streamline processes, and improve accuracy / decrease risk of errors, assisting with planning and implementation as appropriate.
Team Leadership:
1. Build and maintain relationships with key internal and external stakeholders.
2. Provide leadership, guidance, and mentorship to the European investments team, fostering a culture of excellence, collaboration, and continuous improvement.
3. Work with the Sr. Director to set clear performance expectations, establish goals and objectives, and monitor team performance against key metrics and benchmarks.
4. Communicate key messages and provide updates to the senior management team and sponsors; respond to ad hoc requests.
Minimum Qualifications
1. Strong work ethic and commitment to operational excellence and process improvement.
2. Must be detail-oriented, and be able to read and understand contracts.
3. Must have strong interpersonal skills as well as excellent communication skills and an ability to engage with individuals at various levels.
4. Flexible and adaptable leadership that is calm under tight deadlines; ability to handle multiple projects concurrently.
5. Exceptional negotiation, communication, and interpersonal skills.
6. Substantial knowledge and experience in developing and implementing underwriting best practices and procedures.
7. Ability to thrive in a fast-paced, dynamic environment and manage competing priorities with a sense of urgency.
8. Ability to effectively collaborate, work in a decentralized environment and influence people under direct supervision and not under direct supervision.
9. Demonstrated strategic thinking, problem-solving, and decision-making abilities.
10. Experience with Yardi, SalesForce, and/or OneStream software is a plus.
Education
1. Minimum of 10 years in a corporate finance and investments position. Knowledge of the data center and/or real estate industry is a plus.
2. ACA or CIMA qualified.
