The Facilities & Compliance Manager will have overall responsibility for the operation and maintenance of Andover site assets. Using resources available the role holder will deliver the physical environment and services required in a safe, high performing consumer business covering both factory and office populations.
As well as leading teams of Twinings people the role holder will play a significant role in the coordination of contractors coming on to site to perform activities related to the operation and maintenance of the “hard” services.
Key Responsibilities
* Line management of the in-house team, being responsible for training and development through 1 to 1’s Thrive conversations, annual reviews, etc.
* Utilities Management: Electricity, Gas/Heating, Air Compressor, Water, Boiler, Heating, Chiller, Lifts, Air Conditioning, cleaning equipment.
* Building and Infrastructure Management: Maintenance, Repairs, Office refurbishment projects delivery, Roof Integrity, Asbestos Management, Drains, Fire Alarms, CCTV etc.
* Manage maintenance and utilities contracts for all services, ensuring planned maintenance and ad hoc repairs are carried out as required.
* Prepare and manage budgets for facilities and compliance.
* Delivery of all office and manufacturing waste requirements for the Twinings Andover site, ensuring the ABF zero to landfill target is met. The remit covers general and hazardous waste, recyclables and one off clearance needs. Maintain waste holding areas across the Twinings Andover site and record all waste quantities for reporting purposes.
* Ensure all activities undertaken meet legislative or best practice standards, are supported with thorough record keeping. All relevant building plans and reference drawings are kept up to date and available to all.
* Delivery of PPM tasks as per the schedules and compliance.
* Be the site responsible person for asbestos and water management on the Twinings Andover site.
* Be the site contact point for ABF Property and the Andover site landlord, their agents, the local council, and other interested parties.
* Delivery of the Twinings Andover development projects, in a lead or supporting role. Scope, tender and appointment of contractors having sought funding approval in line with ABF and Twinings guidance. Ensure project meets the brief set, legal compliance, asbestos safety, always maintaining the H&S of building users and the building.
* Support the Twinings vision to reduce our carbon footprint and embrace a green agenda through direct action such as asset upgrade, green energy technology implementation etc. across the site to improve energy efficiency or indirect action by supporting other colleagues deliver projects.
* Practise continuous improvement principles, making and embracing changes, always seeking new ideas and looking for new opportunities.
* Infrastructure budget planning and reconciliation, the provision of contractor purchase orders and reconciliation of payments, general problem solving, and value engineering maintenance works to meet budgetary requirements.
* Record keeping for general compliance and management of information, ensuring appropriate access to this information across interested parties. Additionally, use this information for data provision and participation in ERM, H&S, Environmental, Financial and Compliance audits, visits, etc. This record keeping will include (but is not limited to) maintenance documentation, O&M’s records, final accounts, spend information, reference drawings, etc.
* Assist the HS&E manager in H&S matters, fire risk assessments, permit and process reviews, Safecontractor use across the site, accident, incident and damage to property investigations, ABF Safety alerts and associated work, etc.
* Provide information on an ad hoc basis for others with in Twinings covering subjects as Royal Warrant, bid submissions, insurance matters, etc.
* The site person responsible for the data protection of services managed by the Facilities team.
Skills, Knowledge and Expertise
* Formal Building or Services qualification/Mechanical/Electrical – HND, Degree or or equivalent experience gained.
* A minimum of 5 years experience of Utilities and Facilities Management in industrial/manufacturing environment
* Familiarity with building processes, construction principles, and relevant legislation. Previous construction, fit out or refurbishment project delivery experience.
* A proven history of direct and indirect line management, motivation and engagement of teams to deliver a great service to colleagues every day.
* Fully experienced in managing contractors to deliver “best in class” service, ensure compliance, record keeping and appropriate due diligence.
* Effective stakeholder management capabilities you will be happy interacting with a wide range of colleagues and contractors.
* Budgetary Management Experience- Capex and Opex.
